Lovely apartment in the heart of Rome, Few minutes walk to major city sites sucha as Santa Maria Maggiore, the coliseum, close to transports( 50 m from subway) and not far from the leonardo express, shops and restaurants.
90m2 apartment set on the 3rd floor with elevator is composed of :
LIVING ROOM
With double sofa bed( 190x160), plasma TV 32", bookshelves, chest of drawers, coffee table, window facing inner courtyard.
KITCHEN
With refrigerator, stove 4 burners and oven, toaster, microwave, kettle, coffee machine, washing machine, dishes and utensils, window overlooking inner courtyard.
3 BEDROOMS
#1- with double bed ( can be divided into 2 single beds- 190x80), cabinet tv, media player with USB connection, table, 2 chairs, window, private bathroom, overlooking Via Ferruccio.
#2- Double bed , cabinet tv, media player with USB connection, table, 2 chairs, window, private bathroom, overlooking Via Ferruccio.
#3-With single bed, desk and chair, computer, bookshelves, wardrobe, window and balcony facing Via Ferruccio.

Apartment Owner's Notes and Description

The apartment, elegantly furnished, is located in the downtown historical center in a 19th century district named Esquilino.
From here the Coloseum, the Basilicas of Santa Maria Maggiore and San Giovanni can be easily reached with a few minute walk, while the Metro station of Vittorio Emanuele is only 50 meters from the apartment door.

In the distinct district guests can find several main shopping avenues offering qualified salepoints, restaurants, pizzerias, gourmet goods, supermarkets and comfortable Wine-bars and Cafes for an aperitivo in full relax and good company.

Reaching the house is really simple: the terminal for the direct train from Rome Fiumicino Airport, the Leonardo Express, is only 500 meters away and easily reachable, as the Termini Station with one Metro stop.
The shuttle-bus from Rome Ciampino Airport stops in via Giolitti, at a 5 minute walking distance.

The sunny apartment with a balcony is at the third floor with elevator for a total surface of 90 sq.m (970 sq.ft),
offering three large bedrooms.

One Single room with PC, printer and internet WiFi.

We enjoyed staying in Rome in this apartment very much. We are very
thankful to Filippo, the owner of the apartment. He provided us with
all the necessary details for our happy staying: nearest supermarkets,
restaurants, pizza and so on. He also ordered taxi for our departure.
Thank you, Filippo! The apart is spacy, well eguipped and has a cozy
balcony. It's conveniently located in a safe area and it's 10-15
minutes walk to Colosseo and 2 minutes walk to the nearest metro
station Vittorio Emanuele. It took us minutes to get to any place of
interest in Rome. It's also nice just to walk from the apartment to
downtown, it takes time but it's worth it. We are missing Rome and our
home in Rome!

Filippo was a charming and generous host, and we loved his apartment. It was perfect for three of us, and we were pleasantly surprised that it had two full baths. The location is excellent, quite near a metro station, only about a 10 minute walk to the Colisseum, with some very worthy places to eat nearby. We felt safe. The apartment was spotlessly clean. The kitchen was well equipped. Filippo was kind enough to arrange several taxi rides for us, which was especially helpful when we arrived at the Rome airport and had a driver waiting for us. We would gladly stay here again and would happily recommend it to our friends. Thanks, Filippo, for your hospitality.

The apartment owner was very nice and helpful on our arrival and when we had a question later during our stay. The apartment is well-equipped, centrally located and pleasant. Would definitely recommend it to a friend.

Great place to stay if you would like to explore Rome as tourist! the metro station is only some few steps away from the apartment. The owner of the apartment does an excellent job - he gave us a perfect overview of how to get along in the surroundings of the apartment - which were very usefull! The equipment of the apartment is very good, all you need is there, very spacious and clean! Thank you for the great time in Rome :-)

The best part of the apartment rental was the owner. He did a wonderful job of introducing us to the apartment and just as importantly, the area. He gave us suggestions for grocery store, restaurants, coffee shops and even left us a computer with a printer to print tickets for sight seeing so we had less time in lines. Great host!

This apartment was centrally located and very comfortable for ourselves and our friends. The manager Fillipo, came to meet us and gave us a thorough explanation of everything we might need, also recommended several great restaurants and cafes nearby.
There are two bedrooms <<<<<<<<(twinbeds put together), two baths, comfortable accomodations with additional sleeping for up to 7 people if you had a large group.
within close walking distance to the Colleseum, and the train station, we enjoyed our stay. The only thing is there are fans but no air conditioniong, but that was fine for us.

Das Apartment liegt nur 5 Minuten von Bahn und Bus entfernt. Die Wohn- und Schlafräume sind sehr schön. Die Bäder sind etwas klein. Der Vermieter ist sehr freundlich und hilfsbereit. Gute Restaurants und Supermärkte befinden sich in unmittelbarer Nähe.

The apartment was perfect for our party of four. It is very well situated with a supermarket, bakery, a few cafes/restaurants, etc very close by and a short walk (10-15 mins) from Termini for the bus to/from the airports. Filippo welcomed us warmly on arrival and provided us with city maps, which were really helpful for finding our way around. We walked everywhere and only used the metro once, so got to know the centre of Rome pretty well. The apartment itself was clean and homely, with a balcony overlooking the street to sit and relax. It was useful having a computer with internet access and the fans in the bedrooms kept us cool at night. I hope to stay there again on my next visit!

The apartment owner met us upon our arrival and was very welcoming. He toured the apartment with us and explained everything. The apartment is in close proximity to the subway and various other sights. The owner provided us with a map of the city and give us details about local shopping, eating, and supermarkets which was extremely helpful. He was also quick to answer emails about any questions we had. The apartment is very spacious and provided enough space for 4 grown adults.

L'appartement est grand, avec 2 grandes chambres, nous avons aimé y séjourné. A la période où nous y étions, il y avait des travaux dans la rue, ce qui nous réveillait le matin, mais en dehors de cette période, cela doit être assez tranquille.
L'appartement est proche d'une station de métro.
Les baignoires sont très petites, mais peut être c'est le style romain.
Le propriétaire Filippo était très sympathique et disponible.

Nous sommes globalement très satisfaits de l’appartement que nous avons loué : quartier agréable, appartement spacieux , lits confortables.
Une réserve cependant : cet appartement n’est habituellement loué que pour quelque jours et les occupants ne prennent pas leurs repas sur place. Dès lors l’équipement ménager est rudimentaire lorsqu’il faut faire deux repas par jour. Allumer le fourneau à gaz relève du parcours du combattant.

La femme de ménage était impeccable.

The apartment has a perfect location to explore Rome. It offers comfortable accomodation with two spacious bedrooms + two bathrooms, kitchen, living room and a computer room.

Отличная, большая квартира с двумя спальнями и двумя ванными, гостиной, кабинетом с бесплатным интернетом и балконом. Чисто, аккуратно, удобная мебель, вся необходимая кухонная техника.

Конечно, не без недостатков: ванны маленькие, стоять в них неудобно, а по утрам мусорщики на улице очень громко швыряют мусор :). Но это я придираюсь.

Однако расположение квартиры отличное: метро и магазины рядом, до Колизея и Термини 15-20 минут прогулочным шагом.

Идеальное место для двух пар или компании друзей.

You cannot in any way go wrong with this apt. The owner was there to greet us when we got in and he is absolutly wonderful, he thought of everything. This apt is so much bigger than the pictures would lead you to believe. There is also a wonderful balcony off the computer room. There is absolutly nothing better than sitting on a balcony in the morning watching Rome wake up. The Metro is literally right around the corner and that made life so much easier for the six days we were there. The showers are narrow and I would recommend the one next to the pink room over the bathroom in the hallway. My husband and I were traveling with a friend through Italy and this apt was wonderful for keeping us all out of eachother's space.

Best location, beautiful apartment (heaps of space) Filippo was great giving us a mud map of the local shop, best place to eat and closest metro stop. easy to find and quite street but close to everything. A great stay highly recommend.

Very nice apartment, very good location. The owner was waiting for us in the apartment to show it and told us about all the places nearby (supermarket, food, subway, etc).
It was very well equipped, LCD, DVD, internet, phone line, an all you would need to spend a perfect time in Rome. Perfect for two couples.

We couldn't of asked for more. The apartment owner met us at the apartment. Explained all the ins and outs of the apartment and also told us the best places to eat around where we were staying. It was such a relief to get away from the hustle and bustle of the busy tourist areas at night! This apartment was perfect and very large for the two couples that stayed here. I highly recommend staying here! The apartment was very clean and was well maintained.

Booking, communication etc with Roman Refereance and then Apartment owner made this very straight forward. The apartment owner met us and gave us tips on where to get good coffee, food etc. Supermarket, shops, Metro Stop all within 2 blocks. Short walk to Colesseum etc. Apartment was well kitted out with everything you might need. We stayed with 2 adults and 3 children and there was plenty of room. Only negatives were that the showers were small and no english speaking TV channels so take advantage of the USB/TV hookup and bring own media.

Very nice personal decorated, roomy and cosy apartment. Perfect for 2 couples or 1 couple and 2 children. Central located nearby all the famous sights. The neighbourhood is multiethnic with a vast number of fascinating shops and a very big fleemarket. We have had a wonderfull stay in this apartment.

My family and I spent 5 nights in this apartment, we were a group of 4 adults and 2 children.
First, the good things about this apartment. Location is very convenient to a number of places, including Termini and metro stations, Colosseo and Forum. The unit is pretty big, with 3 full bedrooms and 2 bathrooms and an additional studio/bedroom, plenty of sleeping room. It is missing a dining area (there is a small table in the corner of one bedroom, not really convenient for 6 people to have a meal).
Now the bad things about this place. At night we found cockroaches in the kitchen and my daugther found a used condom in one of the bedrooms, after 2-3 showers you run out of hot water and need to wait more than 2 hours for the next round of showers, or need to split showers between night and mornings. Don't expect to find the great-looking apartment with plants, flowers, and colorful towels you see in the pictures.

I was truly amazed to read your comments about the flat, which you describe as being not perfectly clean. I would like to remark that the flat is always thoroughly and professionally cleaned and set up by well-trained staff at every guest’s check-out, as confirmed by all (24) our other customer reviews.

However, from time to time it may happen that something escapes my tight supervision, as reflected in your claims. If you had promptly brought this to my attention, which you did not, I would have immediately organised an additional cleaning and thorough check of the flat in order to allow you and your friends to enjoy a comfortable and relaxed holiday.

The apartment, as can be read in the descriptions, is provided with a large and comfortable dining room, two double bedrooms and one single bedroom: however, following your specific request made at the time of the booking, the dining room was re-organized as an additional, third double bedroom.

The table in the dining room can also be easily extended on both sides, thus becoming a comfortable table providing seats for 6/8 people: however, you probably forgot this small detail which I pointed out to you and your friends.

The water heater is fairly big and well-suited for a large apartment: it provides enough hot water for 4/5 long showers, after which it inevitably needs some time, but no more than 30/40 minutes, to heat up the water again.

The little sunny balcony is always adorned with small, colourful flowers. However, December is not the blooming season, and even the climate changes we are witnessing nowadays do not help the flowers to ‘show up’ at this time of the year.

I thus suggest, dear customer, that you come back to visit Rome again in the Spring, when you will find the apartment bathed in sunlight and the small balcony full of flowers, as shown in the pictures illustrating the flat.
