Nice studio apartment set in the heart of Rome, in one of the oldest part of Rome, near subway, and major city sites such as the Coliseum.
25sq.mts set on the ground floor with 30 sq. mts terrace on the first floor is composed of :
LIVING ROOM / NIGHT AREA
With Full bed ( 140x200) single bed, AC, chest of drawer, sofa bed, wardrobe, table and chairs, small window stairs leading to terrace;
KITCHEN CORNER
Open on the living room with gas stove, electric oven microwave, Dishwasher, kettle, coffee machine, ventilation system cupboards
BATHROOM
With shower, bidet, wc, washing machine, ventilation system;
TERRACE
WIth gazebo, table and chairs, 2 armchairs
Idependent heating ( electric), A/C, TV, dishwasher, washing machine, WiFi, terrace;
la terrasse est agréable. La salle de bain aurait besoin de petites révisions ( portes de douche, armoire de toilette, petite fuite ( pas gênante) de la chasse d'eau). La table pourrait être un peu plus grande quitte à être en partie pliante.
Le seul point gênant tient aux rideaux des fenêtres trop courts qui n'empêchent pas la lumière de la rue de pénétrer toute la nuit.
the last two weeks I was in the appartment Via Cimarra 44b. Tha appartment looked very nice as we arrived. It is well furnished, the bed is good.
But i missed the two armchairs, so we couldn't really relax in the evening after a day of lang walks through Rome.
I found cockroaches on the wall next to the bed !! and a scorpion in the kitchen.
And the noise from the street is terrible. As if the people and the cars are in the room. We couldn't sleep untill we bought some earplugs.
So I would give the appartment only 2 stars and I will not reccommend it to my friends.

I'm very sorry for the inconvenient about the cockroaches and the scorpion...I never saw them but I think that they came from the street or from the garden behind.
Everytime I'm going with the lady to clean the apartment, I'm checking if there are some sceary "firends" but since that day i never see them again.
The two armchair were not in the apartment when you was in because someone broke them in the past and I didn't want that my hosts could hurt sitting.. So I brought them to repairing. They are in it again :).
About the noise I can say that the apartment is really in the centre and close to bars and pubs in the area. Probably there was any problem in the streets close to it for any reason and more people and cars passed through there more often. By the way the area just around to the apartment is not so crowded during the night. I'm so sorry because I never received any negative feedback since now.
I appreciate your opinion so I'll improving everyday better my mission with this work.

Nous y avons passer une dixaine de jours sans soucis avec notre fille de 18 mois... que du bonheur.
Tout confort et bien agencer.
La terrasse et super agreable, au petit dej comme au souper.
L'appart est super bien situer ... tout est fesable à pied!
Nous reviendrons avec plaisirs
The stairs to the apartment are very steep with little space for your feet but if you hold on tight, you'll be okay!
The apartment is small but great for 1 or 2 people. The bed was comfy, the shower was powerful and the air conditioning was very welcome.
Downsides would be the wifi wasn't hugely reliable and the kitchen was tiny - not really enough space for cooking anything more than very basic food but all the essential items were there.
Location is perfect! It's on a quiet residential road but only two minutes walk to the main road which takes you to Termini station and The Colleseum was five minutes away. There is a supermarket close by along with restaurants and the best ice cream parlour!
I'd say not suitable for elderly, children or those who can't manage the stairs but otherwise it's great. The landlord was helpful and friendly too and it's definitely worth the money for that extra privacy and own space.
But we have something that weren't satisfied, the wifi wasn't stable, and the cooking tools (the pots) were very dirty, we couldn't even use them, and it was very inconvenient since we bought something to cook. And one more thing, not very important, was the water heater in the bathroom, there was out of hot water while we were taking shower.
Nous sommes arrivés de nuit ( à 21h00 à l'aéroport Fiumicino + 50 mn de car pour rejoindre la gare Termini + 15mn à pied pour rejoindre l'appart ). Nous pensions devoir payer une taxe pour les arrivées tardives, mais que néni le proprio,joint au téléphone, nous avais gentilment laissé les clefs sous la paillasson. Au contraire un belle bouteille de vin nous attendait sur la table a l'entrée pour nous souhaiter le bienenue. Le studio est trés sympa et la terrasse à l'étage un réel bonheur lors des petits déj ou des fin d'aprem détente/ apéro. Il est trés bien situé, à 5mn de l'arrêt de métro Cavour et à 10 mn à pied du Colisé. Rien à redire si ce n'est que je vous le conseil vraiment.
De plus sa terrasse permet de profiter d'autant mieux de la ville de Rome.
All in all this was perfect for our stay.
There is a terrace that can be reached by a little stairway/ladder that is not for the faint of heart but I found it charming. Unfortunately I was there during cold weather and was only able to enjoy the terrace in the afternoon with a jacket on.
The bed was quite comfortable and the wifi was fast and reliable. The TV was working but I never used it, opting to watch things on my iPad instead.
This place is on a quiet street in a very busy part of the city and noise was never an issue. There are restaurants and shops all around and a short walk to public transportation. Giorgio, the owner, was very helpful and easily available by phone.
I have lived in Rome and used Roman Reference in the past and can definitely recommend their service. I will rent this place again if I come alone. My only complaint is the windows are so high you can't see outside - but not a bad thing for a street level apartment because people can't see in either. Really a nice little flat.
Overall, it was pretty clean and the owners were friendly and helpful. We loved sitting on the terrace.
Be aware that this is a very small apartment. Two people with 2 carry on size suitcases filled it up. I don't consider this a bad thing since we weren't in the apartment all that much. The kitchen is more like a kitchenette. We only used it to prepare lunches to take with us for the day.
The only thing I can think of that could have been better was that the shower ceiling had some mold on it. And we ended up buying our own toilet paper because there wasn't any in the apartment (there is a small grocery store close by).
I would stay there again.
