Nice studio apartment set in the heart of Rome, in one of the oldest part of Rome, near subway, and major city sites such as the Coliseum.
25sq.mts set on the ground floor with 30 sq. mts terrace on the first floor is composed of :

My boyfriend and I stayed here for a week in June and would highly recommend it! Hector the owner was very understanding when our train was late and waited up for us and he responded quickly to emails with any questions or concerns we had.

The apartment is in the perfect location in Rome, Monti, an easy walk to the metro, buses, the colosseum, and tons of great food and shopping. It was easy to take the train from the airport and then just hop on the metro and walk a couple of blocks to the apartment.

While the apartment is smaller (think studio sized), it was perfect for a couple for a week. The bed was comfortable, the water was hot, the AC was fantastic, and the free wifi was a bonus as well! The kitchen was pretty well stocked with pots, pans, dishes, etc, and there is even a dish washer, which from the description of the apartment online we accidentally took to mean a clothes washing machine. This wasn't a problem for us since we were there for a week. The best part was definitely the terrace. It was a perfect place to relax in the shade under the gazebo during the afternoon, or to sip wine and listen to the sounds of the neighborhood in the evening.
I was nervous about noise since it is a ground floor apartment, but never had a problem with it, and always felt totally safe there.

The only negative about the place was that since it was summer and on the ground floor there were some bugs(small flying ones, not sure what kind) that were always around. I believe it was just due to the time of year, and they didn't bite or buzz around, but were more of just a slight nuisance.

Overall I would still definitely recomment the place to anyone travelng alone or in a couple. It was a great value for the money and WAY better than a hotel or hostel.

Nice little -- emphasis on the little! -- place in Rome.  I totally rented it based on the photo of the terrace.  The plants had been quite recently pruned during our visit, so the terrace was a little more exposed than indicated, and there was no canopy during our stay, which was actually ok, as the weather, while sunny, was brisk, and every ray of sunshine appreciated.  More comfortable chairs up there would have been nice, but we certainly made do, and enjoyed out time up there with coffee in the morning and wine in the evening just fine.  I never did figure out how to turn on the terrace lights at night, but it was kind of moot anyway, given the cool evenings, and the fact that a super bright nearby streetlight bathed the entire terrace in an orange sodium glow.  Down below all was quite compact and boat-like, especially with the terrace hatch closed.  Depsite the tight quarters, I was able to create a few perfectly fine meals in the galley there.  There was a broken slat in one of the chairs, and the height of the table felt a little high for the chairs but, again, nothing major.  I never was able to get the tv going, but wasn't motivated enough to call about it, given the reliability of the wifi.  The level of cleanliness was adequate, although I chose not to use the blue plastic pull out shelves in the bathroom, which seemed like they could use a little cleaning.  We did buy some paper products and dishwasher soap.  You are sleeping really really close to the street and most nights we could hear cars attempting to squeeze in to park just on the other side of the wall.  Yet, once night settled in, it was very quiet and restful.  Loved the Fatamorgana Gelateria right around the corner!  All in all, we had a great time here and would return.

Очень прекрасное расположение!!! Оценили это на второй день нашего пребывания в Риме. Колизей, Римский форум-5мин, станция метро Кавур(красная линия) -1мин., Санта Мария Маджоре-4мин, площадь Венеции-10мин, и так все-рядом! Куча всяких кафешек, ресторанчиков, траторий, галатерий и т.д. На формуме писали, что шумно спать, но, поверьте, когда приходишь "без ног" - то особо этого не слышишь! Мы спали прекрасно! Очень удобная кровать!!! Да, моего супруга несколько смутили малюсенькие размеры жил-площади, НО, еще раз повторюсь, очень адекватная цена согласно расположению! Есть все необходимое - интернет, телек(хотя мне он был не нужен, но муж хотел быть в курсе событий-нашли 2 рос.канала), посуда, микроволновка, газ.печь и т.д.(правда не нашли чайника, но, выкрутились, прекрасно грели воду в кастрюльке :) ) Хозяин нормально воспринял и наш поздний заезд (в 23-30) и наш поздний выезд (в 17-30) без каких-либо доплат - все договорились по скайпу. Никакой доплаты по 2 евро/сутки за тур.сбор с носа не было. Цена, как указано на сайте! Да, были кое-какие неприятности в виде комаров (брали раптер с собой и, о чудо!, не прогадали), забилась раковина (но, где наша не пропадала, посмотрели в ящичке-нашли какой-то пузырек с рисунком (как на нашем "кроте") влили в раковину, пошипело, и все пробилось! Средство оказалось даже лучше наших! Все остальное, еще раз повторюсь, вполне устроило. Мы отнеслись ко всему с юмором и пониманием того, что приехали в Вечный город не за проживанием, а за получением хороших эмоций! И мы их получили. РИМ  ПРЕКРАСЕН!!!!

This little place was perfect for our needs while in Rome.  The location was great..close to Colosseum.. Maybe 12 minute walk, many restaurants and gelato shops in the area. The apartment is good for 1 -2 people without much luggage...although one could unpack and fill the closets and ample drawer space then hide suitcases under the bed. The bed was comfy, the kitchenette small, the outside roof top patio was the bonus.  The climb was a bit steep, but safe. A great place for coffee in the morning and wine and cheese in the evening.  We had no problem with the Wi-Fi.

Zeer goed gelegen, leuke buurt,  het appartement is erg klein maar wel van alles voorzien, prachtig terras (niet geschikt voor mensen die slecht ter been zijn.  Minpunt is dat het erg lawaaierig is 's avonds en 's nachts en zelfs met de ramen dicht ben ik meerdere keren wakker geworden door de herrie.

Nous sommes globalement satisfaits de l'appartement 500. Sa situation est idéale, tous nos déplacements ont pu être effectués à pied y compris le trajet depuis la gare Termini avec les bagages. La literie est bonne, le coin cuisine bien équipé.
la terrasse est agréable. La salle de bain aurait besoin de petites révisions ( portes de douche, armoire de toilette, petite fuite ( pas gênante) de la chasse d'eau). La table pourrait être un peu plus grande quitte à être en partie pliante.
Le seul point gênant tient aux rideaux des fenêtres trop courts qui n'empêchent pas la lumière de la rue de pénétrer toute la nuit.

Wir hatten eine super schöne Woche in Rom. Die Wohnung liegt nahe zur Metro Station und zu Fuß sind viele Sehenswürdigkeiten erreichbar. Zwar muss man sich mit dem warmen Wasser etwas einteilen, dennoch ist die Wohnung für 2 Personen perfekt um eine schöne Zeit in Rom zu verbringen.

Buongiorno,

the last two weeks I was in the appartment Via Cimarra 44b. Tha appartment looked very nice as we arrived. It is well furnished, the bed is good.
But i missed the two armchairs, so we couldn't really relax in the evening after a day of lang walks through Rome.
I found cockroaches on the wall next to the bed !! and a scorpion in the kitchen.
And the noise from the street is terrible. As if the people and the cars are in the room. We couldn't sleep untill we bought some earplugs.

So I would give the appartment only 2 stars and I will not reccommend it to my friends.

Hello,
I'm very sorry for the inconvenient about the cockroaches and the scorpion...I never saw them but I think that they came from the street or from the garden behind.
Everytime I'm going with the lady to clean the apartment, I'm checking if there are some sceary "firends" but since that day i never see them again.
The two armchair were not in the apartment when you was in because someone broke them in the past and I didn't want that my hosts could hurt sitting.. So I brought them to repairing. They are in it again :).
About the noise I can say that the apartment is really in the centre and close to bars and pubs in the area. Probably there was any problem in the streets close to it for any reason and more people and cars passed through there more often. By the way the area just around to the apartment is not so crowded during the night. I'm so sorry because I never received any negative feedback since now.
I appreciate your opinion so I'll improving everyday better my mission with this work.

Nous avons passer un super sejour a rome dans se magnifique studio. 
L'acceuil du prorietaire fut tres agreable!
Nous y avons passer une dixaine de jours sans soucis avec notre fille de 18 mois... que du bonheur.
Tout confort et bien agencer. 
La terrasse et super agreable, au petit dej comme au souper.
L'appart est super bien situer ... tout est fesable à pied!

Lovely apartment!  The roof terrace is just awesome - spacious, private and felt like your own little haven from the busy streets just round the corner.  It got enough sun during the day to sunbathe and the gazebo provided shade for when the sun was too much! 
The stairs to the apartment are very steep with little space for your feet but if you hold on tight, you'll be okay!
The apartment is small but great for 1 or 2 people.  The bed was comfy, the shower was powerful and the air conditioning was very welcome. 
Downsides would be the wifi wasn't hugely reliable and the kitchen was tiny - not really enough space for cooking anything more than very basic food but all the essential items were there.
Location is perfect!  It's on a quiet residential road but only two minutes walk to the main road which takes you to Termini station and The Colleseum was five minutes away.  There is a supermarket close by along with restaurants and the best ice cream parlour!
I'd say not suitable for elderly, children or those who can't manage the stairs but otherwise it's great.  The landlord was helpful and friendly too and it's definitely worth the money for that extra privacy and own space.

Well, the apartment in average was good, very small, suitable for 2 girls. Nice terrace. The host was good. The location was good, near to the metro, like 5 minutes, many restaurants in the area.

But we have something that weren't satisfied, the wifi wasn't stable, and the cooking tools (the pots) were very dirty, we couldn't even use them, and it was very inconvenient since we bought something to cook. And one more thing, not very important, was the water heater in the bathroom, there was out of hot water while we were taking shower.

Très bon séjour dans ce charmant studio.
Nous sommes arrivés de nuit ( à 21h00 à l'aéroport Fiumicino + 50 mn de car pour rejoindre la gare Termini + 15mn à pied pour rejoindre l'appart ). Nous pensions devoir payer une taxe pour les arrivées tardives, mais que néni le proprio,joint au téléphone, nous avais gentilment laissé les clefs sous la paillasson. Au contraire un belle bouteille de vin nous attendait sur la table a l'entrée pour nous souhaiter le bienenue. Le studio est trés sympa et la terrasse à l'étage un réel bonheur lors des petits déj ou des fin d'aprem détente/ apéro. Il est trés bien situé, à 5mn de l'arrêt de métro Cavour et à 10 mn à pied du Colisé. Rien à redire si ce n'est que je vous le conseil vraiment.

Very central, pleasant small apartment in excellent location. Roof terrace was a bonus. Owner was very helpful and allowed us to change check in arrangements at last minute due to problems with flights.

I give this place five stars for what it is - a very small, well located place, walking distance from Termini Station and Cavour metro on the B Line. It is well organized and even has a dishwasher!  Perfect for one person and cozy for two.

There is a terrace that can be reached by a little stairway/ladder that is not for the faint of heart but I found it charming.  Unfortunately I was there during cold weather and was only able to enjoy the terrace in the afternoon with a jacket on.

The bed was quite comfortable and the wifi was fast and reliable.  The TV was working but I never used it, opting to watch things on my iPad instead.

This place is on a quiet street in a very busy part of the city and noise was never an issue.  There are restaurants and shops all around and a short walk to public transportation.  Giorgio, the owner, was very helpful and easily available by phone.

I have lived in Rome and used Roman Reference in the past and can definitely recommend their service.  I will rent this place again if I come alone.  My only complaint is the windows are so high you can't see outside - but not a bad thing for a street level apartment because people can't see in either.  Really a nice little flat.

This is a great little apartment in the heart of Rome. It was so easy to walk to most of the major tourist spots. Very close to the Colesseum - maybe a 10 minute walk. It's also close to the Cavour metro station so we used the metro quite a bit when we were tired of walking.

Overall, it was pretty clean and the owners were friendly and helpful. We loved sitting on the terrace.
Be aware that this is a very small apartment. Two people with 2 carry on size suitcases filled it up. I don't consider this a bad thing since we weren't in the apartment all that much. The kitchen is more like a kitchenette. We only used it to prepare lunches to take with us for the day.  
The only thing I can think of that could have been better was that the shower ceiling had some mold on it. And we ended up buying our own toilet paper because there wasn't any in the apartment (there is a small grocery store close by).  

I would stay there again.

I loved this apartment!  We had the best time in Rome.  Easy access to everything, in a fabulous neighborhood, La Carbonata, a great restaurant, right across the way, it was a feast for all the senses.  The apartment was clean, comfortable and fully stocked.  We spent a lot of time on the deck, too, which doubled the size of the place.  I would definitely stay here again.  Our stay was just over two weeks and we found it large enough, even for Americans!  Ciao!

Very clean and well equipped apartment. The terrace area is equal to the area of ​​the first floor, so it's spacious and comfortable to spend time. Even at night there's enough light. Our stay was wonderful and the apartment was a joy. The location was awesome and the terrace was a wonderful place to sit and enjoy ourselves. Our only minor setbacks was that the shower water temperature and pressure were rather inconsistent and short lived and the heater did not turn on sometimes when we wanted. Other than that our stay was a delight and the studio was very charming. You were also wonderful to communicate with and your flexibility was much appreciated. Excellent location. Welcoming atmosphere. The terrace is wonderful. The bed is comfortable, but easily accesible only on one side. The kitchen equipment was adequate, but can be improved. We plan to use this lovely apartment again when in Rome.
