APARTMENT ROME-TREVI- Via Santa Maria in Via- #446This beautiful and bright duplex apartment is located 50 meters away from the Trevi fountain perfect to start visits in Rome.
This 55sq.mts apartment located on the 3rd floor with elevator is composed of :
LIVING ROOM
With Double sofa bed, pouffs, coffee table, table and chairs,cable plasma TV, AC, windows on street.
KITCHEN CORNER
Open on the living room with electric stove, fridge/ freezer, dishwasher, bar and stools.
BEDROOM
On the mezzanine, open on living room, with double bed, closets, drawers, night table, AC
BATHROOM
With sink, wc, shower, window.
Independent heating, AC, Wifi, plasma cable ( sky) TV, elevator.
A cell phone is provided ( sim card on your charge)
IMPORTANT : For arrivals after 8pm an extra charge of 30 euros will be asked
There is a tax of two euros per person up to 10 days of stay except for children under 10 years
Please beware: Owner asks for a 200 euro refundable security deposit in cash.

Apartment Owner's Notes and Description
IMPORTANT:Every prices are for two peoples, every extra bed is € 20 euro more.
On the occasion of National Holidays,Easter, Christmas and New Year Holidays the price can be increase of 20% of the high season prices and in every special season.
The minimum stay between 24/12 to 06 /01 is for 5 nights.
Check-in and out are possible from : from 15:00 p.m. to 21:00 p.m. NO COST.
21:01 p.m. to 0:00(midnight) the cost is € 30.
0:01 a.m. to 7 a.m. the cost is € 70.
Check-out before 09:00 a.m. the cost is € 70.
Baby cot available for € 20 extra.
Tourist tax is 2 € for each person per night for a maximum 10 days.The children under 10 years old are not paying.
At the check-in, our guest have to be aware of this points:
- The open balance have to be paid in cash at the check-in
- A copy of the I.D. card is required (of all guests)
- The security deposit is not needed if the credit card details of the guests are provided.

The apartment was EXCELLENT, just like in the pictures. Fantastic apartment in fantastic location. A great wedding anniversary and a wonderful stay in Rome.Great service .

Amazing! Better then expected!
The apartment was fantastic! Great location but also a lovely retreat at the end of the day.When coming to Italy next, we will definately be looking for this apartment again.

Unbeatable locaton for visiting Rome. Thorough check in with explanations of the location, the apartment, and check out procedure. A minor mechnaical issue with the water heater was very promptly dealt with by the owners. Clean and well maintained. Very pleased, highly recommended!!

This apartment was true to the photo's, nicely renovated and in an excellent location. However we did experience some problems. On check- in with Giulio, son of the owner, apart from paying the balance of the rental in cash which we were fully prepared for, we were asked for 200 euros in cash for a security deposit plus another 40 euros for tax. This was somewhat of a surprise as I was sure the tax was inclusive in the rental and there was no mention of any other monies in cash to be paid at check-in in the detailed arrival information sent to me. Giulio stated he had no receipt book, so rental, security deposit and tax were all handed over without issue of reciepts. As well as that our attention was directed to a sheet of paper with number of 'home's conditions' which was also not available to us before renting the apartment, or even before arrival. The first condition was, if you don't bring the money in cash at check-in and we need to return to collect it, the fee is 50 euros!
The second condition was, after check-in, every time you request our presence without a proper motivation the cost is 50 euros,the list went on in the same unfriendly, threatening manner. It wasn't a particularly warm welcome.
We stayed in December and the weather was quite cool. We were not concerned because the apartment said it had reverse cycle air conditioning. However because of the high ceilings and the mezzanine, and the windows that 'leaked' cold air it was all but impossible to sufficiently heat this apartment and after the first day we gave up trying and did not use the heaters in the main living area's and bedroom. However the bathroom heater, because it was an enclosed space worked perfectly and was an excellent respite from the cold. The shower was very good, hot with good pressure.
The kitchen was hopelessly under equipped, no kettle, no teapot, no coffee maker, no sharp knife, no chopping board, no toaster, no utensils for frying an egg, no tea towels, it was difficult to do much in there at all. There is however a dishwasher, microwave and small grill (no good for toasting bread!) Kitchen paper was provided, maybe in place of tea towels?
On arrival there was no linen for the sofa bed which we intended to use. Giulio said he could drop it in the next day but it did not arrive.
After contacting him, he promised the following day, so for 2 nights we were without linen for the sofa bed. The beds, both the upstairs double and the sofa bed were both reasonably comfortable and the pillows good. The doona's were also warm and light and thankfully kept us warm at night.
The upstairs bedroom has a slanting roof which would make it difficult for anyone tall, even shorter people would need to stoop to get into the far side of the bed. This also makes it difficult to access the drawers in the bedroom along the far wall and because of the poor lighting in the bedroom it is impossible to see into the drawers in any case.
Our stay was for 10 nights and we were not offered any clean linen or towels during this time. Toilet paper was scarce, we were left only 2 very small rolls for the 10 days which neccesitated us buying our own. I would recommend bringing your own soap and shampoo as there is only a small amount provided in the apartment.
The apartment can be quite noisy especially weekends, as it is in a very busy area of Rome and at times of the day is quite dark and needs electric lighting. I would not reccomend this apartment to anyone elderly or a family with children as the staircase is open at the side and the handrail only comes down half way on the wall side. Be particularly careful of the last step as it seems to hide in the shadows!
Overall this is a nice apartment, modern in a great location but in many ways it was a difficult and inpractical place to live. The owner could improve check-in procedure and be a little friendlier with his printed sheet 'home conditions'.
As a footnote, on check-out I pointed out that that RomanReference advertises that tax is inclusive in the rental cost and after a somewhat heated discussion it was refunded to me.
