Apartment Owner's Notes and Description

Welcome to my flat in Via Giulia, an exclusive penthouse with a gorgeous roof terrace were my family has been welcoming special guests for years. From painters to sculptors, actors, singers and orchestra directors, many illustrious artists have chosen the quite and the elegance of this place to relax or work in Rome. One of the friends of my father that stayed in this flat was a naïf painter and wanted to leave a subtle a fresco painting, as a sign of his gratitude. Take a minute to follow its humorous story on the walls of the living room. I am therefore very pleased that you decided to have a taste of this place's life and I wish you a lovely time with us.
We tried to make the flat as warm and comfortable as possible, hoping that you will enjoy it and will feel at home too, even if far away from yours. We hope you'll enjoy all the antique furniture, the objects and the paintings that have with my family and this flat for a long time and please take care they need as if they were yours.
Don't hesitate to let us know, should you have any suggestion or if you believe we forgot anything. It'll be a pleasure to listen to you and you'll feel more at home too.
Finally, enjoy your stay but never forget that Rome is fascinating and waiting for you out there.
Looking forward to meet you in person...
Best
Massimo

We loved everything about this apartment. Your booking service was excellent and quite efficient in handling the initial details and the owner of the apartment set such a welcome and entertaining tone that we were so very comfortable throughout our stay. The only people for whom this apartment would not make sense are those who would have difficulty with it being a fifth floor walkup. We got very used to the stairs and loved the neighborhood and the apartment's proximity to most everything of particular interest to us. When we next return to Rome we will plan our trip around the availability of this apartment.

We stayed at 125 Via Giulia in May 2014 and had a wonderful time. We have stayed in more than a dozen apartments in Europe over the past 5 years and this was by the best equipped apartments and most comfortable flat in this price range we have experienced. It is also extremely quiet at night, so sleeping is not a problem, even for light sleepers like us. The location is perfect -- within 20 minutes of almost everything of interest in Rome, a few minutes from a small grocery store and about 10 minutes from Campo Dei Fiori where you but fresh vegetables and fruits or shop at Rugierro's or Roscoli's. The galley style kitchen is efficient and provides everything you need for cooking any meal. We did dinner three nights, including making a roast.  The terrace upstairs on the roof was great for having a glass of wine before dinner and musing on the days events.  The flat also has a drying room for laundry which was something extra special.  We are both 71 years old and the five flights of stairs was not a problem. Although, being from San Francisco we are used to climbing hills and stairs.  Massimo, the landlord, is a delightful, charming man, and extremely helpful and available at any time for questions by phone. He helped us get the luggage upstairs when we arrived. Our plane was delayed 6 hours but he came by at 9 pm to welcome us with a bottle of wine and orient us to the apartment and the neighborhood.  One evening he even called as we were preparing dinner time to alert us that there were an unusually beautiful sunset to watch and that we catch it from the terrace.

An outstanding apartment in every way - we loved it.  A friend stayed in this apartment last year and recommended it to us since I was wary of renting a place in a strange city sight unseen.  We could not have been more pleased.  The apartment was clean with modern appliances, plates, dishes, wifi, TV, and all the little things you'd need for a short stay.  The location in Rome is perfect.  Via Guilia is a mostly residential street without bars or nightclubs that would bring the associated racket of too many scooters and late night drinkers (there are plenty of those places around the block however).  The view from the terrace was refreshing and we loved being central to all the sites we wanted to see - everything was less than a thirty minute walk away.  Massimo is a great landlord - he called on day three of our visit to ensure everything was satisfactory.  There were no surprises.  We'll be back!

A beautifully furnished apartment in Rome with a fabulous terrace as charming and convenient as the owner is kind and helpful.   Amidst lively narrow cobblestone streets, a short walk to the Tiber, St. Peter's, Campo dei Fior, the Pantheon, Piazza Navone and Trastevere.  Looking forward to our fourth stay.

This was my third stay at the Via Giulia apartment in Rome (for 3 weeks this year) and I hope to return again next year.  The apartment is spotlessly clean, has all the amenities one could want, including a new washing machine and dish washer, comfortable furniture and a wonderful rooftop terrace.  It is in a fabulous location on a beautiful historic street, within walking distance of everything one would want to see, yet just a few blocks from public transportation on Corso Vittorio Emmanuele. The owner, Massimo, is attentive to his tenant's needs and questions and responds promptly to any inquiries. Having stayed here three years in a row, I can say that , for me, this is the perfect apartment in Rome!

The owner is a "good bloke" and he assisted us in obtaining medical assistance for my partner in Rome.  He was understanding when we broke an item of glass-ware and assited us in transfer on departure.  Massimo...well done...we shall return!

This apartment is a great place to spend your Rome holiday. It's location enables you to walk to most attractions or just wander the interesting local streets. There is a supermarket nearby for self-catering or many good local restaurants. The owner,Massimo, greeted us and helped us bring our luggage up the stairs. He presented us with a bottle of wine and showed us the apartment. It is very comfortably appointed and the kitchen is well stocked with staples and utensils. There is good wi if and satellite TV. The apartment provided us with a great place to relax after a busy day touring Rome.

This apartment is charming, comfortable, well-equipped and perfectly located for a visit to Rome. It is centrally located so that we were able to walk to all attractions, and also on a lovely quiet street with close access to a small market and good restaurants.
Massimo, the owner, warmly greeted us with a bottle of wine, and a willingess to orient us upon our arrival. He also kindly carried our luggage up the five floors to the apartment, so renters not equipped for such a daily climb should keep this in mind. But for those welcoming such exercise, the stairs certainly will improve fitness!

What can we say.  It was everything as described.  This spacious apartment in Rome was immaculate and had all the comforts of home -- satellite tv, wi-fi, full kitchen, telephone access, dishwasher, close to supermarkets, shops, restaurants, transportation and walk able to just about everywhere important in Rome --- including Vatican City and the Trastevere.   This apartment is located in one of the best and most historical neighborhoods in town. Massimo, the owner, met us with wonderful suggestions and a bottle of wine.  He made it his priority that he would take care of bringing our luggage up and down the stairs. While the stairs are something that should be considered, after a vigorous touring day in Rome, they were very manageable.  Also, being several floors up made for a very sunny and cheerful apartment.  It was so nice to have room to spread out after a long day of sightseeing instead of a cramped hotel room in Rome. If we ever return to Rome, we will return to Via Guilia 125.  Thank you Massimo.

You will see nothing but 5 star reviews for this apartment in Rome, and there's a reason.  The location is perfect, the apartment is charming (and exactly as portrayed in the photos), and Massimo is a terrific landlord.  We walked to virtually all of the historic sites (did break down and take a cab to Villa Borghese) and spent a lot of time people-watching at Campo Dei Fiori and Piazza Navona while enjoying lunch or dinner at the many restaurants there.  The apartment is very comfortable and is fully equipped- right down to the welcome bottle of wine from Massimo.  He is a great guy, and took a sincere interest in making sure we enjoyed our stay.  Thank you, Massimo!

Our recent visit to Rome was one of the best trips we have ever taken and part of this is due to our decision to stay at Roman Reference's Apartment #176. It was the absolute perfect backdrop against which to begin and end our days. We chose the apartment because it met our key criteria (king size bed, secure wi-fi, independent heating and cooling, and a rooftop terrace). What we could not know until we arrived was a) how absolutely comfortable the apartment is and b) that the location on the historic and beautiful Via Guilia is ideal. All the the major sites are within walking distance (we do like to walk) but the Via Guilia is just enough removed from the major tourist activity so that it is a quiet street and we slept very soundly - even with the windows wide open. Finally, Massimo is a wonderful landlord, quickly responsive and full of helpful advice and suggestions. We would recommend this apartment to anyone and hope to return soon.

Thank you Massimo for sharing your gorgeous apartment in Rome with us. The location is perfect and within walking distance to the sights, and the bus stop is around the corner. The apartment had everything we needed and more. It is spacious and very comfortable and by the second day we were feeling like we lived in Rome! We especially enjoyed being able to wash our clothes and loved having happy hour on the terrace with the gorgeous views. The pictures don't do it justice, it really is gorgeous. Thank you for spending so much time with us going over everything with us and offering us up restaurant suggestions which turned out to be great! Also thank you for helping us with our bags up those steps. It is evident you really take pride in your apartment and that you take every measure to ensure we were comfortable. We hope to visit again one day!

This was our 2nd time to rent Campo Dei Fiori, Via Giulia, in Rome.  The apartment is spacious and beautiful, and the location is perfect, within walking distance to everything you want to see in Rome.  Massimo is a welcoming host that provides his guests with excellent information and is available if needed.  The rooftop terrace is bonus with great views and a relaxing place for a glass of wine.

This is the second year I've stayed in the Via Giulia flat- and it was just as wonderful this year as last. It's very comfortable and has all the amenities one could want- my favorite is the Braun American coffee maker in the kitchen. The roof terrace is a lovely spot for morning coffee or an evening glass of wine. Via Guilia is a charming street, within walking distance to most places one would want to go and near numerous bus stops for trips a little farther afield. The flat owner, Massimo is a gracious host and very helpful. I loved staying there and hope to return again next year.

What a wonderful apartment this is! The position on Via Giulia is perfect for accessing every part of historic Rome as well as providing close proximity to a lovely market, a good supermarket and lovely restaurants. However the best part is that this apartment is so very comfortable. Every thing about it makes you feel like you are at home. Massimo seems to have thought of everything! We really enjoyed the upstairs terrace for watching the sunset over Rome. Massimo could not have been more helpful and we really appreciated his kindness. We would highly recommend this apartment.

125 Via Giulia is our go-to apartment when in Rome. We've been visiting for many years now and appreciate owner/landlord Massimo's attention to detail. From the rooftop terrace that looks out to the Tiber and the Gianicolo, to the easy walking distance to Rome's attractions, this apartment could not be located any better. Shopping daily at the Campo de' Fiori and environs is a bonus if you want to cook in the well-equipped galley kitchen.

This apartment is worth its five-star rating several times over.  We spent a week there, and loved it.  Massimo is a most gracious and helpful host.  The apartment itself is perfectly maintained, and its furnishings and decor are lovely.  The apartment is well-stocked with the necessities of daily life.  The views of historic Rome are wonderful, especially from the rooftop private terrace.  The 6:00 p.m. church bells add a special touch.  Its location is top-notch; the Vatican, Piazza del Popolo, and the Colosseum/Forum area are within a comfortable walking distance.  The nearby Campo De' Fiori was a daily destination for us, especially for pizza bianca from Forno Campo De' Fiori.  We are aged 65+ travelers and had no difficulties with either the 67 steps (we all count them!) or with the walking to above-named sights.  Highly recommend!

Hats off to Mr. Pianzola, the owner of a wonderful apartment on Via Gulia in Rome. He provided us cellphone use, excellent restaurant recommendations and reliable transportation. The apartment is charming, clean with lovely views from the third floor and specular ones from its roof terrace. Do go there. Rome Apartment #176

We could not have had a better experience than staying in this lovely apartment.  The location is superb - within walking distance of so many sights and restaurants, as well as being a very safe area.  The extremely kind and charming owner went out of his way to  ensure that we had everything we needed and made us feel very much at home.  The apartment has every ammenity one might need but the rooftop terrace was the crowning jewel of this place.  Since you are on the top floor, without an elevator, be aware of the climb.  Once there, though, it is worth every step!  We loved our stay here and will definatly return whenever we are in Rome.  I can highly recommend this apartment to anyone wanting to experience living on a historical street in the heart of old Rome!

This is a seriously awesome apartment.  Massimo is extremely prompt with all emails and has fully stocked the apartment with all essentials. The street could literally not be more convenient; it's steps away from the biggest Rome attractions, yet quiet and untrampled by the tourist traffic.  The terrace is incredible for sunsets.  A true gem.

We spent a wonderful week in this apartment and would say that it definitely exceeded our expectations. The apartment is in a wonderful location within walking distance of all major attractions. It is spacious, beautifully decorated and immaculate. Just a very charming overall package. The owner, Massimo, is exceptionally helpful and accommodating. I would recommend it to anyone looking for a lovely home away from home while visiting Rome.

This was our second stay here.  It is in a perfect location: within 15 minutes of the Vatican, the Piazza Navona, the Pantheon, and the Campo di Fiore.  Also, it is very quiet.  The host is very attentive and responsive to our needs.  Finally, the view from the roof top terrace is lovely.

125 Via Giulia is an absolute gem. The location, steps from the Campo de' Fiori and the Piazza Farnese, is ideal. Wine and nibbles on the rooftop terrace at sunset is very special (views out to the Gianicolo, the dome at St. Peters, etc.). The owner is a charming host who will do everything within his power to make  your stay enjoyable. This is our "go-to" apartment when in Rome.

The apartment on Via Giulia was perfect! It was spotlessly clean and very comfortably furnished with everything one could possibly need (including a stereo, flat screen TV with cable, high-speed wireless internet and an American drip coffee maker for those, like me, who enjoy their american coffee). The owner, Massimo, came every week to supervise the cleaning person and he was attentive and responsive to any and all needs or issues that arose. I stayed here for 5 weeks and felt completely at home. The street the apartment is on, Via Giulia, is extremely charming and within walking distance of all that one wants to see in Rome. The apartment terrace is a wonderful place to sit and enjoy a rooftop view. There is a grocery store just a block away, and bus stops within a couple of blocks and as a woman on her own, I felt completely safe coming home late at night after the opera. I would love to go back and stay again and would wholeheartedly recommend this apartment to friends.  Susan, from Maine USA

We considered ourselves very lucky to have found this apartment last year and even more fortunate to be able to return to it this year.  Beautiful, bright, airy, tastefully furnished, very clean, and well stocked with all sorts of things one might need, this apartment is truly special.  Our thanks to Massimo for his generous hospitality and for all he has done, and continues to do, to make this the best apartment in Rome.

I stayed here a few years ago but I thought it was about time to write a review.  The location is perfect.  Great rooftop deck.  Kitchen is in good order.  Nice beds.  Very spacious for two or three people.  Owner was one time meeting with us.  Very glad we stayed here.  Would return for sure.

After 5 trips to Rome, renting apartments, Via Giulia is the absolute best.  The location is wonderful, inside is large & immaculately clean.  Having a terrace to relax and enjoy the views of the hills and rooftops was incredible.  Massimo was the perfect host, spending time with us to explain everything.
We will return to Roma, and I would definitely rent this apartment again.  Good luck Massimo, on the terrace renovation.  We look forward to seeing the finished kitchen when we return.

Via Giulia is one of the loveliest streets in Rome -- quiet, charming, ancient, little traffic. Massimo's apartment is a walk-up with a rooftop terrace overlooking churches, terraces, terra cotta-tiled roofs. Truly magical. Massimo is extremely charming, conscientious and helpful. The apartment is immaculate, homey, with a kitchen big enough to cook a meal to take up to the roof (though some new pots and pans are needed). Free wi-fi, a/c and heat if weather calls for it. And we saw ALL of Rome's great sites without once needing public transportation. Truly, if you don't mind a few stairs, you will fall in love with this place. So sweet to have a lovely refuge in which to relax between sightseeing and the evening passeggiata.

Our 18-day stay in Rome was wonderful, all the more so because we had the great good fortune to stay at Via Giulia 125. The apartment is exactly as presented in every respect -- there is no exaggeration with regard to any of the descriptions, photos, or amenities. Beautifully and thoughtfully furnished, full of all sorts of extras, immaculately clean, very comfortable, and located on a totally charming historic street that is lively by day and quiet by night, this apartment has to be one of the very best places to stay in all of Rome. We felt immediately at home and greatly regretted ever having to leave. And no review would be complete without acknowledging our host Massimo. He is a most gracious man, full of wit and wisdom, genuinely concerned with the happiness and satisfaction of those who rent his apartment. Although our time spent with him was short, we consider him our friend and hope to see him again soon.

This apartment was lovely and provided everything we could possibly need for our 12 night stay. It was clean, well appointed and centrally located to the places we have grown to love in our trips to Rome. We especially enjoyed the terrace, beginning and ending our days with the sights and sounds of this wonderful area. Out host, Massimo was an absolute joy. It was obvious from the first day that he truly cared about his guests and wanted to provide a special experience. We can't imagine staying anywhere else when we return to Rome. Thank you Massimo!

This is our second stay at 125 V. Giulia. Massimo is a charming landlord. The flat is convenient to markets, restaurants, mass transit. Sunset drinks on the roof-top terrace are special.

Our stay at 125 Via Giulia was one of the best experiences we have had in renting apartments. The rooms are beautifully furnished and extremely comfortable. Via Giulia is a historic street of great charm, central to much of Rome and the #116 bus, which runs right by the front door, will take you to areas that are a bit away. The kitchen is fully stocked. We appreciated the satellite TV. The street is lively but not noisy and the bedroom is on a quiet inner courtyard with a large and comfortable bed. The roof deck was a wonderful place to decompress, with views of the Giancolio Hills behind Trestevere. Massimo is a caring host. Restaurant recommendations, grocery shopping tips, cab arrangements to the airport and a cell phone number at which to reach him if anything came up.

If you are going to Rome there is only ONE place to stay - as they say when in Rome..do as the Romans do and live among them in your own apt at 176 Via Guilia! The location is fantastic, 10 minutes from the Vatican, 25 minutes walk to the Coliseum was the farthest. We covered the Spanish steps, the fountains, the vatican, villa borghese museum all walking from our appt. As if this is not enough Massimo our host was fantastic. He spent 30 minutes going over everything, provides restaurant tips and the apt is well stocked with kitchen supplies, herbs and everything you need. English news and the wifi helped us stay in touch. There is even a good stash of guidebooks and a walking map or Rome. The bathroom has a bathtub which is unusual in Europe. The ac was appreciated as its was between 35 and 40C everyday. Our favorite was the rooftop terrace where we enjoyed the sunsets, a glass of wine and soaked up the Roman ambience. Staying here made our trip so much better than a hotel ever could have....thanks Massimo and see you on our next visit! Tracey and Dan Gatto, Calgary, Alberta Canada

An excellent apartment in a perfect spot for exploring Rome - we walked just about everywhere. Via Giulia is very quiet noisewise, and surprisingly peaceful at street level. The apartment is well appointed and very attractively furnished. The aircon if you need to use it works well, and the roof terrace a real blessing. Massimo, the owner, can't do enough to help. It isn't cheap, but for us it was worth digging deeply to have a great time in Rome.

Massimo the landlord is a courteous, gracious host and the apartment at 126 via Guilia was clean, well outfitted. You'll pay a little more but the amenties and personalized care Massimo gives guests is sometihng you won't get other places where they throw you the keys and leave you to fend. He was giving with information about where the grocery store was, a recommendation for a wine shop, and restaurants that served local fair off the beaten path. Further, the apt. is so central to everything in the city and a relaxing restbit from the hub-bub of Rom at the end of the day, with wine on the terrace as the sun sets. The area is so close to the main attractions and best non-tourist-trap trattorias around, as well as a short hop to the Vatican City, Travestere, and points north. This is the place to stay if you want to feel like a local. Safe; right across the street from the Mafia Task Force too!

The apartment is a penthouse on the v. Giulia with a large terrace that is perfect for enjoying wine and sunsets. Massimo is both landlord and host. His attention to detail makes 125 Via Giulia the best apartment deb and i have stayed at in Rome over the last 5 years.

The Via Giulia, in my opinion, is the best address for a tourist in Rome. Access to markets, restaurants, wine bars, tourist attractions is unbeaten. Mass transit is there if you need it. The apartment is on the fourth floor - no elevator. you can't have everything.

Deb and I look forward to returning.

This apartment more than met and fulfilled our needs during our stay in Rome. It is very clean, very comfortably and attractively furnished, and in a great central location, with easy access to public transportation, good restaurants, and a wonderful market, in Campo di Fiori. The owner of the apartment is extremely friendly and very helpful, in helping you to get acquainted with the neighborhood. Having a private roof-top terrace to enjoy made for a great retreat after a day of sight-seeing. Despite being close to two busy streets, the apartment was very quiet, and we awoke well-rested each morning. We would certainly hope to return to this apartment for another stay, if our travels take us to Rome again.

Leon,

Just a quick note to say how much we liked the
apartment on Via Guilia. It is very well situated,
charming, and comfortable. Having an apartment rather
than a hotel room was a particularly good choice for
us given that it also provided a comfortable place to
wait out some of the rainy weather. But rain or sun,
Rome is always entrancing. We will try to stay there
again the next time we visit Rome. Thank you for your
help in organizing the rental for us. In the
meantime, I will leave a positive review of the
apartment and your service on Trip Advisor.

This is an excellent apartment in every sense of the word. The location is one of my favorites in Rome with easy access to groceries, dining, internet and site seeing and the amenities at the apartment were all working and of high quality. The apartment is extremely clean and well thought out as to the needs of a traveler with a spacious bathroom. The apartment has lots of natural light and was airy and comfortable during our stay. We found the small library of guidebooks, the English-Italian dictionary and train and metro chart very helpful. The owner is gracious and helpful and had stocked the refrigerator with water and juice. The terrace is a wonderful refuge after a day of touring and we watched many sunsets here enjoying the views of the neighboring rooftops and the Gianicolo with a glass of wine. While the walk up to the apartment may not be for everyone, we felt this apartment exceeded all our needs and expectations.
