5min. walk from the underground, inbetween Santa Maria Maggiore and San Giovanni Basilicas, 5 minutes walk from the Colosseum, well connected to all the major attractions in Rome;

#2 with 2 single beds (which can be made up in one double), 2 bedside tables, wardrobe, desk, armchair, tv, dvd player, air conditioning and window on Via Labicana. An extra single bed can be added for a 7th guest;
#3 with 2 single beds (which can be made up in one double), 2 bedside tables, desk, 1 armchair, 2 wardrobes, tv, dvd player, air conditioning and window on via Labicana;
KITCHEN
with gas stove/oven, refrigerator and freezer, dish washer, microwave, table, cupboard, ventilation system and window;
2 BATHROOMS
#1 with shower, small bidet, washing machine and ventilation system;

I REMEMBER OUR SERVICES / EVENTS ARE OPENED TO EVERYBODY AND NOT ONLY TO THE PERSONS WHO BOOKED OUR APARTMENTS 138 AND 138B.


On request:

1.we organize dinner with typical dishes of Roman / Italian cuisine in the landlord's apartment. You find information in the apartment at your arrival. If you want, we can send you everything by email, before your arrival.

2.A transfer from / to the airport: the price for 3 persons is 50 €, for 4/5 persons is 70 €, for 6/7/8 is 90€. The luggage is included. To book the cab I need to know the flight number, the airport and your arrival time.

3.A round trip (car + driver) to Pompei, (the price is 580 € for 4/5 pers and 600 € for 6/7/8 pers), to Tivoli, Villa Adriana and Villa D'este (the price is 280€ for 5/6/7 pers and 250 for 4), to Costiera Amalfitana (the price is 600€ 6/7/8 pers and 580€ for 4/5 pers).

4.we organize a photo tour by Marco's motorbike, to reach and discover the hidden and most typical corners of the city, capturing with your camera the most picturesque images of the city. The tour last 1 hour and a half and includes gasoline, helmet, motorbike rental. On request It's possible to increase the time of the tour and change It. Find out more at your arrival in the apartment or receive all info by email.

5.Marco organizes the Emotional Tour: a jogging tour through the most evocative space of the city, keeping in shape and at the same time admiring the beauty around us. Cause of the heat and traffic, from May to October the start is at 6 a.m. and It last 45 min. / 1 hour. From November to April starts at 7 a.m. Ask Marco for more info at your arrival at the apartment or by email.


6.We give you the opportunity to participate in an acting class every wednesday and thursday, from 6.30 p.m. to 9.30 p.m. with the director and actor Thomas Otto Zinzi (see the website www.progettominiera.it). Ask Marco for prices and info.

Firstly it was a great surprise arriving in Rome to find a freaky baked cake and a ogle of Chianti on the table. Apartment was very clean with everything tha was needed in the apartment. Bus stop just out the main entrance, trattoria's, shops and supermarket were all close by. We had a magnificent view of a church from the 2 windows facing the road which was sometimes noisy in peak times. We were a short walk to the Colossem , Roman Forum etc which was just up the road, and walking distance to most other places of interest around Rome. How lucky were we to be staying in the Historical Heart of Rome! Our hosts, Paola and Umberto were more that gracious and were very forthcoming with information and booking our taxi's and recommending places to eat. As a family group of 5 we highly recommend the apartment.

Paola and Umberto are excellent hosts in this lovely ancient city of Rome.
The apartment is quiet, safe, clean and close to the Colosseum. The subway is only 10 minutes walk and bus stop is just outside the apartment. We really enjoy our stay at the apartment. It is truly a home away from home!

Very close to sites as well as grocery store.  Host was fantastic, helpful and pleasant.  Apartment was very comfortable and had everything we needed to make our stay easy.   Very safe area and walking distance to coloseum and train station.  Crib was provided for baby.  Would recommmend to anyone.

Excellent apartment with three double rooms, two bathrooms  nice kitchen and very clean. It is located near to Colloseum, San Pietro in Vincoli and San Giovanni in Laterano, the bus stop is in front and the subway is near (two squares).
Paola and Umberto are the perfects hosts, all of their recomendations were very useful, supermarket, restaurants, transport. Our experience in Rome was wonderful and one part was thank's to their tips

The apartment was clean, modern and well furnished.  It had all items necessary for a family or group to stay in Rome.  Two bathrooms were nice for a larger group (we were 5).  The apartment is well situated to central Rome.  It is located on bus, trolley and metro lines within two blocks.  The Coliseum is no more than 5 minutes away walking.  Paola and Umberto were gracious, generous and hospitable hosts. On our arrival they provided a great deal of information regarding transportation around Rome and local shopping, restaurants and touristic sites.  They were available if we had any questions by phone.

Paola and Umberto were very good hosts.  Paola had some delish local cake and pastries at the apartment when we arrived.  She also arranged for a van for our party of 5 from and to the airport, which was very helpful (there is a lack of dependable shuttle services in Rome) . Our drivers were on time and very professional, and the price was reasonable.
What's great about this apt:
Plenty of hot water.  2 bathrooms. Across the street from Labicana bus stop.  A short walk from both Metro lines. Close to a supermarket, a good bread store/bakery. No wi-fi in the apt, but the restaurant next door has it. The washing machine worked great, and it was very easy to operate.  There is no living room, but 5 of us easily sat in the little dining hallway and chatted in the evenings and had morning breakfast together.
What's not so great (and nothing the owners could do to improve this).
It's on a busy street, so there is noise at night.  The back bedroom was quietest, but the 2 front bedrooms are for those who can tolerate a little noise.  Or wear ear plugs, which is what I did (for the first time in my life), and slept very well.  The shower in the front bathroom was pretty high off the ground.  If you are very short, you might have a hard time getting up in there.  But the other one is much lower.
Overall, I would definitely recommend this apartment.  Great hosts, good location, and immaculately clean.

Our stay in the apartment was fabulous thanks to the attentiveness of the owners, Paola and Umberto!  My husband and I were celebrating birthdays and anniversaries and were delighted when we arrived in the apartment to find pastries and champagne!! Our luggage was delayed for several hours and the owners were kind enough to help arrange for its delivery. The apartment is perfect in size, cleanliness, safety and location. Most of all, our stay was delightful due to the hospitality of Paola and Umberto! They think of every little detail to make sure your Rome experience wonderful and memorable.

The apartment was clean and met our needs. Its location was superb - just 5 blocks from the Colloseum.
Our hosts made us feel welcome immediately. They went out of their way to be helpful, even providing us with a bottle of wine and a cake.

Clean apartment. Plenty of room for 5 single elderly ladies. Warm welcome from Poala and Umberto with Roma-bread and beers. Start-items available: coffee, tea, sugar, oil, salt, kitchen towels etc. etc. Close to Colosseo and St. John Laterna basilica.
Tip 1: Shuttle-bus Airport Fiumicino to Termini costs € 5 per person.
Tip 2: Buy a 3-days OMNIA-card at St. John Laterna (yellow ORP-office) Includes Hop-on hop-off bus, Roma-pass and fast track to everything!

Hola a todos, somos 6 chicas españolas que acabamos de volver de Roma. Estamos encantadas tanto con el piso como con Paola.

Nos gustó mucho su ubicación, muy cerca del Colisseo, en su misma calle. Es idóneo para desplazarse a pie por Roma. A 20 minutos caminando de Termini, goza de paradas de autobús y tranvía a la puerta de casa. Es cierto que eso incrementa el nivel de ruido, pero en absoluto de un modo grave, a ninguna de nosotras nos costó nada dormir.

Muy cerca se hallan también restaurantes y pizzerías de trato impecable y precios económicos, una ayuda en los tiempos que corren, y que muy amablemente Paola nos había recomendado.

Nos llamó la atención lo limpio que estaba y el detalle de Paola de dejar productos básicos de alimentación así como algunos no tan básicos que nos fueron muy útiles. En cuanto a la mesa del pasillo no nos supuso ningún problema aun siendo seis. El apartamento dispone de tres habitaciones muy amplias e incluso dos baños cuando usualmente los pisos de Roma tienen sólo una o dos habitaciones y un baño, en cuanto a la cocina es pequeña, pero está muy bien equipada y cubre perfectamente las necesidades.

Paola es agradable como pocas personas, siempre muy atenta por si necesitábamos algo y ella pudiera ayudarnos. Muy recomendado el piso, nosotras hemos quedado encantadas, si alguna vez regresamos a Roma sin duda volveremos a alquilarlo.

Hello everyone, we are 6 Spanish girls who just returned from Rome. We are delighted with the flat and with Paola as well.

We love the location, near the Colisseo, in the same street. It is ideal for walking around Rome. A 20 minute walk from Termini, has bus and tram to the front door. It's true that this increases the noise, but not at all in a serious way, we didn't have any problem to sleep.

Nearby are also restaurants and pizzerias with nice people and economical prices, a help in these times, as the very kindly Paola had recommended us.

We were struck by how clean it was and with Paola’s detail about leaving some basic food to survive the first days and some others commodities. We didn't find any problem with the corridor table even when we were six. The apartment has three spacious bedrooms and two bathrooms even when Roma flats usually have only one or two bedrooms, and a bathroom. The kitchen is small but well equipped and perfectly fits the needs.

Paola is unique and nice as few people, always worried about if we needed anything and she could help us. We are delighted with the flat, and, what is more, if we ever return to Rome, we will definitely rent it again.

Very nice apartment, great location. Paola was wonderful, greeted us warmly and even baked food for us!  No internet but there is an internet "shop" on the same street with very friendly people.  Safe neighbourhood, easy walking to two metro lines and to the colosseum.   Nice grocery store within a short walk. Would highly recommend this apartment.

My family of 2 adults and 3 children have just arrived home from a lovely month plus long holiday in Europe. We have had a wonderful 5-night stay at this apartment in mid August 2012.

I must admit that I had some reservations about booking this apartment based on comments from previous guests, in particular with regard to noise as the location is on a main thoroughfare. What swayed me was also comments from other guest with regard to the friendliless and warmth of the owner/hosts.

What really stand out for us was the genuine warmth and care extended to us by Paola and Umberto throughout our stay there. We were met with a cake on arrival and Umberto then helped me to return the rented car to the nearby Roma Termini train station by personally getting into the car and giving directions.

Over the next few days they also extended their help in several other ways.

The car was rented in Florence and we drove around Tuscany - but unfortunately had a minor accident along the way. I was having problems with the rental car company but Umberto and Paola even helped to make several phone calls on my behalf (on their mobile phone) to the rental company and help resolved the issue.

Apart form that, we came back one evening to find a pizza on the dining table with a note from Paola telling us we must simply try that most delicious Pizza Romana which we duly enjoyed thoroughly.

In a nutshell, what really sets this apartment from all the other apartments that we've stayed in Italy, France and England was not the property itself. We've stayed in some upmarket apartments with great facilities, some with great locations, fantastic views, etc. The apartment itself was comfortable enough but unremarkable. The location was great - the Colloseum and the Roman Forum were nearby. The bus stop just outside serves all the other major attractions, and the Metro is also within walking distance, which was a great help, especially in August. The weather was really hot and humid during our stay in Italy (bearing in mind we're from the tropics). The central location allowed us to head back to the apartment to have a siesta on some days and then hop back out again in the cooler evenings and nights (the old adage "When in Rome, do as the Romans do").

The main difference was the owners, the elderly and maternal Paola and her husband Umberto and the efforts they made to make our stay memorable. On arrival, we found a trove of information with regard to amenities like nearby supermarkets, recommendations for best restaurants in the vicinity (which was spot on in terms of price and quality), what bus to take to the various museums. There are also various brochures on the places of interests. One can see a lot of effort has been expended to research and share this information which would really help a visitor new to the city. Because they stay nearby, we were encouraged to phone or call on them for information, help and advice.

We had a memorable stay in Rome in spite of the weather.

Excelente departamento amplio y muy limpio. Buen equipamiento en la cocina tiene todo lo que puedes necesitar para preparar comidas ligeras, nosotros eramos una familia de 6 personas y todos los dìas tomabamos el desayuno y en algunos dìas las cenas. Hay incluso algunos alimentos disponibles como tè, cafè y aceite de cocina, algo que se agradece sobre todo el dìa de la llegada cuando au no has podido ir al supermercado. Ademàs Paola y Umberto los propietarios son muy amables y agradables, te reciben con un pastel casero y una botella de vino tinto. Te ofrecen ademàs muchas sugerencias ùtiles para tener una buena estancia en Roma. El departamento està muy bien ubicado a dos cuadras de metro Manzoni y a tres cuadras cortas del Coliseo. Es una excelente opciòn para vacacionar en Roma. Si tuviera la oportunidad regresarìa nuevamente.

Ce as putea sa spun despre apartament? Este situat la 10 minute de Colosseum deci foarte aproape de majoritatea obiectivelor turistice si de statii de autobuz si metrou.. Este un apartament excelent pentru trei cupluri cum am fost noi. Am gasit o curatenie exemplara si niste gazde nemaipomenite. Ne-au intampinat cu prajituri si vin si ne-au explicat clar cum sa ajungem la diferite obiective si ne-au recomandat cateva restaurante din apropiere. Deci a fost o vacanta la Roma asa cum ne-am dorit iar apartamentul il recomand din toata inima.

Die Wohnung liegt im 1. Stock an der viel befahrenen Via Labicana. Vor dem Haus ist eine Bus/Straßenbahn-Haltestelle. Wenn die Fenster in den beiden vorderen Zimmern offen sind, ist es ziemlich laut. Schließt man die Fenster, ist der Lärm aber nahezu vollständig weggeschluckt. Das dritte, zum Hof/Lichtschacht gelegene Zimmer ist dagegen auch bei offenem Fenster sehr ruhig. Der Essplatz im schmalen Flur ist ein wenig gewöhnungsbedürftig, wir haben, da zu viert, einen runden Tisch an eines der Fenster gestellt.

Die Wohnung ist perfekt sauber.
Geschirr und Besteck sind so reichlich vorhanden, dass die Geschirrsspülmaschine auch sinnvoll genutzt werden kann. Das Kochgeschirr ist vielfältig, mit Gasherd, Mikrowelle, Sandwichtoaster lassen sich die Mahlzeiten bequem zubereiten.
Sehr begrüßt haben wir, dass eingewisses Minimum an Vorräten (Kaffee, Zucker, Salz, Öl, Essig, Spül-Tabs) vorhanden war.
Die Betreuerin der Wohnung war sehr freundlich und zuvorkommend, sie hatte uns zur Begrüßung einen sehr wohlschmeckenden Kuchen gebacken und stellte sogar eine Flasche Wein dazu!
Wir waren von der Wohnung sehr angetan. Aufgrund der zentralen Lage (max. 10 min bis zum Colosseum, 5 min zur Laterankirche, 3 min zur Metrostation) hat sie sehr zum Erfolg unseres Romaufenthalts beigetragen.
Tipp: Da die Informationen der öffentlichen Verkehrsmittel nicht so einfach überall aushängen oder erhältlich sind, sollte man sich - wenn man die Stadt noch nicht näher kennt - frühzeitig um Liniennetz und Fahrpläne kümmern, damit die Haltestelle vor dem Haus auch optimal genutzt werden kann.
Vielleicht könnte man aktuelle Informationen auch in den sonst vielfältigen Informationshefter, der in der Wohnung ausliegt, einfügen.

Hi! I just wanted to let you know my family and I had an amazing experience in Rome, much thanks to this great apartment. When we got there the apartment was larger than expected, and exactly as clean as everyone has raved about before-it was the perfect place for the 6 of us, and the hall table was great for breakfasts and late night gathering. The location was incredibly convenient for transportation with a bus stop right outside and a metro stop only blocks away, and walking (or riding) by the Colosseum every day was the highlight. I highly recommend this apartment, and we will definitely be staying there again next time we're in Rome!

Let us say at the outset that our hosts were very helpful and made us feel welcome.
However the apartment has no real communal room where you can sit around in comfort. The dining table is in a dark little corridor which is claustrophobic. The noise from trams passing was so bad that my daughter, her husband and their 2 kids moved out after 3 nights. The apartment should really be just two bedrooms and a living room. It would then be a genuine 4 star. As it is set up now it is probably be 2 star at best, despite the lovely bathrooms and chic decor throughout.

I have to agree with Bill M’s review over at Slow Travel Italy (http://www.slowtrav.com/italy/vr/review.asp?n=3971). This was an outstanding find and a wonderful base from which to explore Rome and then recover from those daily explorations. The apartment (Via Labicana 16, #138b) was perfect for the four of us, and now it will be hard to ever go back to staying in hotels. The location was an easy walk to the Coliseum area and the Coliseum Metro station. In the opposite direction, up Via Merulana, are a variety of cafes, shops, and groceries stores. It was a fifteen-minute walk to the Termini train station and car rental desks. (There’s a great bookstore in the station too.) The wonderful apartment owners (Paola and Umberto) met us at the door, gave us a tour of the apartment and facilities, and then left us to enjoy Rome. In a nutshell: great city, great apartment, and great hosts. I’d go back in a minute.

One note of caution for those not familiar with European washing machines, they can be temperamental. Read “How to Use an Italian Washing Machine,” at http://www.slowtrav.com/italy/instructions/laundry_howto.htm. I highly recommend this place for families.  Marco and his wife were wonderful, hospitable and quick to respond when we needed help.  The apartment was super clean, well maintained, enough cutlery, cooking utensils, little helpful touches all over the place... soap, dishwashing pwd., milk, butter, coffee, tea, some canned food, pasta, sugar, salt, oil..... very easy to get settled in.  We used the supermarkets in the neighbourhood and enjoyed cooking every evening after a long day roaming Rome :-)

Overall, this is a great apartment. It is exceptionally clean and well-maintained. It is well appointed with all that you need for a comfortable stay, including hair dryers, which I did not expect. The Ubaldini family are gracious and helpful. The apartment looks just like the photos, so no worries about getting something you don't expect. The only thing keeping me from giving this an excellent rating is that the common area is small, so there is no where to kick back and relax except the bedrooms. Other than that,it is a great value.

Hallo, Our stay in your apartment was great. We are very much particularly about cleanliness and your apartment was very clean which is a relief to us. Your welcome snack and wine were also very delicious and appreciated. The location is very centralize near to almost all the place of interest and train station. We walk to the train station a few times and it took us around 20minutes to reach there which is not far for u. However as we are very light sleeper and maybe we are not used to staying in a busy city, we were often awake by the traffic noise outside especially the police alarm which is quite annoying. When we arrived at the apartment owner Paola Ubaldini was there to meet us. Paola made us feel very welcome, and as we spoke no Italian we were pleased to discover she speaks good English. We were presented with a tray of cakes as a welcome present and given a tour of the apartment, which was spotlessly clean and perfect for our needs. We were two adults and two teenagers, but there were still two spare single beds, and there was plenty of room.
The apartment is on the first floor and the two twin bedrooms overlook Via Labicana, a fairly busy and typical Rome street. The windows throughout the apartment are double glazed and both these and the apartment door are nice and secure. We found the notice board in the hall, which has a map, a list of local restaurants and shops and other information, very useful. We didn€™t use the kitchen to cook a meal, preferring to eat out for the 3 nights we were there, but it is well equipped should it be needed. Complimentary tea and coffee supplies, and even milk sachets for the first drink, were provided and all we needed was milk from the nearby supermarket to make our hot drinks throughout our stay. The only down side was the lack of a living area to sit in together when we returned after dinner, and we had to make do with a bedroom or sit around the table in the hallway. In the summer or warmer weather this would be less of a problem because we would probably have been sitting outside a bar somewhere and would have gone straight to bed on our return.
There are stops for tour buses (a great way to get around) about 15 to 20 mins walk to the north of the apartment, or just south of the Colosseum (15 to 20 mins to the nearest stop). There is also a bus stop (where you can get a bus to the Vatican) right outside the apartment. Due to the location the Foro Romano and Palatino are also within easy reach (on the west side of the Colosseum) and are a must see for any visitor.
On our last night we consulted Paola for a restaurant recommendation which she was happy to provide (there are many restaurants within a 10 minute walk) and Paola very kindly booked us a table so they were expecting us when we arrived. We had a very pleasant meal too and would have liked to visit restaurant Da Michele (Via Merulana) again, if we hadn€™t been going home the next day.
Communication with the Roman Reference staff and with the owners by email was thorough and very easy and all in all this was a very pleasant and smooth running experience.
We stayed for 4 days in mid February 2010, and would happily stay in this apartment again if we return to Rome in the future. Highly recommended.

Appartement tres correct, bien entretenu, propre, en plein centre ( à 2 pas du Colisée, et de la rome antique) et non loin du centre historique, bien desservie par les bus et metro ( station la + proche du metro A : Manzoni : 10 mn à pied). A l'interieur 3 grandes chambres bien aménagées pour 7 personnes sans souci et 2 salles de bains confortables, petite cuisine mais fonctionnelle. Pas de grand séjour/salon, mais cela ne manque pas car nous passons la plupart de notre temps à l'extérieur pour visiter ROME!

Excellent value. We were 2 couples and 3 children. Apartment was perfect. Very well equipped and maintained. Beds were good, plenty of cupboard space and bathrooms very modern. Location is ideal with only 10 min walk to Colloseum, bus stop outside and metro 5 mins walk. Good local food stores, supermarket and convenience stores nearby. Marco was very helpful in organising taxis for us and making recommendations.

We had a fantastic New Year and I would throughly recommend this apartment for a Rome stay.

Impressively clean, nicely decorated apartment - lots of nice little details. Landlords are incredibly friendly and welcoming and are prepared for tourists with a map posted on the wall as well as info as on restaurants and stores.

The kitchen is small but manageable with a stove, oven, decent size fridge, microwave, dishwasher and most dishes needed. We only missed having a frying pan to cook some eggs in. There is a washing machine (no dryer) in one of the 2 bathrooms. We did not use the dishwasher or the washing machine so I can not comment on those. The bathrooms were spotless with a commode and bidet in each. The showers were typically European, which means small.

The beds were nice and firm and there were extra blankets and pillows. The front bedrooms have outside shutters to close for privacy, which we didn't realize the first night. Each bedroom has a 13 inch TV with DVD player attached up on the wall.

The apartment is on the 2nd floor (US) and 2 bedrooms face the street, one other bedroom is in the back. There is no living room and we missed having that. There is a table and chairs in the wide hallway that is fine for meals for about 4 - 5 adults at a time. We were able to adjust the heat to our comfort level, but as it was December we didn't try the AC. There are no phones or internet but the posted info near the map shows an Internet cafe just up the street and it offers phone service, too. (We used it and it was fine.)

It is about a 10 - 15 minute walk to the Coloseum and walkable distances of another 20 minutes into town. The Vatican is about a 3 - 4 mile walk. A bus stop is right outside the door and a taxi stand is down by the Coloseum. Just around the corner from the apartment is a street filled with restaurants and the grocery store is about 5 blocks away.

We felt this place was a good value for our money. The landlords take good care of the place and their tenants.

We had a lovely stay in the Ubaldini family's apartment. It was very clean and the kitchen was well stocked with utensils and appliances, as well as a nice bottle of wine and snacks upon arrival. The two bathrooms were newly renovated and very clean. We loved being able to cook in the apartment. Thank you especially to Paula for all of your wonderful help whenever we had a question, as well as, suggestions about nearby restaurants and markets. We enjoyed purchasing fresh pasta, cheeses and vegetables right in the neighborhood and cooking at the apartment.

The location is fantastic: in a friendly residential neighborhood and just a few blocks from the Coleseum, as well as, right in between the two metro lines. Thank you so much for making a wonderful and relaxing visit to Rome accessible to a big family!

Our stay at Via Labicana 16 was WONDERFUL! I had not been able to give you a review until now since I was on a cruise as soon as we departed Rome and did not return home until 8 November. I would like to share what a wonderful time we had. I was traveling with two other women and since we were going to be sharing a stateroom on our cruise we were looking for a three bedroom apartment in Rome. Via Labicana 16 was the perfect solution. The apartment was beautiful - the kitchen was complete with every needed to prepare meals; the two bathrooms provided space for the three of us to get ready without being in each others way; the two bedrooms facing the street were quiet since the windows were dual-paned; and the location was perfect for touring the beautiful city of Rome.

Paola, Umberto, and Marco were the perfect hosts. They greeted us upon our arrival, providing snacks and a wonderfully warm welcome. When we were planning on leaving for our cruise, they assisted with ordering a cab and Umberto even came to the apartment to make sure the cab arrived and helped us with our luggage. They were the most gracious hosts I have ever encountered using VBRO, and I have used the service at least six times in the past.

While on the cruise we spoke to many fellow travelers about the merits of the apartment and gave them our hardy endorsement of the apartment.

This was the best experience I have ever had when using a self-catering apartment. Because of our stay at via Labicana, our trip start could not have been better. Our sincere thanks to Paola, Umberto and Marco for the best stay ever.

We (six friends) stayed at 16 Labicana for a week prior to taking a 2-week cruise Sept 26/09. Even with the luxury and pampering of a major cruise, our fondest memories are of our week in Rome.

On our arrival, we were delighted to find an immaculately clean, quiet and central apartment at 16 Labicana. Mr. Ubaldini greeted us on arrival, showed us around the apartment and showed us how the kitchen appliances and individual bedroom air conditioners worked, and told us where to find groceries and services in the area. The late night snack and drinks provided to tide us over until the next morning were greatly appreciated.

The apartment has 3 big bedrooms, two fully-equipped bathrooms, a small but effective kitchen, and a small eating area that was very cozy with 6 adults, but still workable. We ate all of our breakfasts there, and could have eaten suppers there also, but this IS Rome, and eating out is part of the experience.

16 Labicana is in a secure and quiet building on Labicana just west of Via Merulana (the street that joins the big Vatican Basilicas of San Giovanni in Laterano and Santa Maria Maggiore). Modern windows are extremely effective at keeping out street noise. You will still hear some sirens - a major hospital is just around the corner.

The location is extremely central and handy. The Colosseum and Santa Maria Maggiore are each 10-20 minutes walk away (depending on how much sighseeing you do on the way, gelato stops, etc), San Giovanni in Laterano is a couple of blocks away, as is the Manzoni Metro stop, and major bus routes stop right in front of the door.

Paola Ubaldini lives a block away, and was always helpful with any information requests we had, including the advice on taking the #571 bus from in front of our door to go to St Peter's Square (the St Peter's stop is just after a tunnel, a couple of blocks after crossing the Tiber River).

A few hidden gems (in addition to the obvious big tourist draws):
1) Santa Prassaede church, just before Santa Maria Maggiore. A little hard to find, it is entered by a small door in a seemingly faceless wall on a side street. Amazing mosaics, not only over the altar, but wonderful ninth-century moasics in a small side chapel. Be sure to insert your 50 cents to light the chapel up for photography
2) Ostia Antica Roman ruins of the 2000-year old former port, with wonderful floor mosaics, and blissfully uncrowded. Take the Metro 2 stops fron Colosseum to the Pyramide station, and transfer (same ticket) to the Lido commuter train, get off at Ostia Antica station and walk across the pedestrian overpass.
3) Capitoline Museums - we liked this better than the Vatican Museums - less crowded, more space for the exhibits. More sculpture-oriented than paintings, but that is our personal preference
4) Lunch at the cafeteria atop the Vittorio Emmanuelle Monument, overlooking Trajan's Markets and towards the Colosseum
5) The big Michelin Rome street map (#38). Not a sight, but great for planning the day's touring, or to just wander and change your route at whim without getting unduly lost. Or, as I read on one T-shirt, "Get Lost, and ENJOY it!"

Our stay was wonderful. Having an apartment in Rome was the perfect thing for my family. Marco was helpful. He asked how we wanted the bedrooms arranged before our visit. The apartment was clean and secure. We had no worries about the neighborhood. Close to bus and underground. We found wine and sandwiches awaiting us after our long flight. We would have liked wireless internet service and instead of carrying cash would have preferred to pay by paypal.

The apartment is very well-presented and clean with 3 good sized bedrooms. Everything we wanted was there. There isn't a sitting room as such (I presume one of the bedrooms used to be) so no armchairs etc. The air conditioning is very effective. The kitchen has everything you need for cooking, including dishwasher, etc. Location is extremely handy with lots of buses and metro nearby, walking distance to Colosseo, Sta Maria Maggiore and lots of nice restaurants. We liked the neighbourhood: via Merulana has lots of useful shops (e.g. the baker near the corner with via Labicana), ice-cream places, etc. The owners Paula and Umberto (and son Marco) are wonderful people: when our 3-year old got sick, Paula arranged doctor, brought us there, and translated for us. She was very kind and it saved us so much stress. We asked for thicker blinds on one window to keep out the sun and they got them within minutes. They even had a bottle of wine waiting for us when we arrived, as a welcome present. Next time we are in Rome we will go back to this apartment. Cannot really recommend this place too highly.

It was nice to have separate rooms for our 2 teenagers. Owners met us at the apartment and were very nice. Air conditioning worked well during our stay in June.

Apartment was close to several bus stops (one right outside the door), metro stop was close also.
It was not very dark in the rooms at night, but half way through our stay, our host told us about blankets that we could put up over windows on the 2 rooms that face the street.

My entire family was thrilled with this apartment. I had spend a lot of time searching for a unit that would be right for us. Labicana provided all that we needed. Security: Entry to the buiding is secured. The locking system on the apt. door alleviated all of my concerns about leaving valuables behind. Location: On major bus and tram lines, very short walk to metro, blocks to the Coleseum, Forum, St. John Lateran, San Clemente, St. Mary Maggiore, a real Roman neighborhood with all that offers. Affordable 3 br, 2 bath apt in Rome are rare, I booked early and was glad I did. Sitting around the kitchen table was all the "living room" we needed. The apt. is spotless, and equipped in a thorough and thoughtful manner, including cork screw, good bread knife, and essential condiments. Landlords Paola and Umberto were were the perfect hosts, and so very helpful when our luggage failed to show up. We experienced all of the positives mentioned in the other reviews. The rental agency staff were helpful, responsive and thorough.

We toured Italy with our 16-year-old grandson (his first time out of the U.S.) in July, ending our trip by staying in the Rome apartment. It was perfect! It had 3 nice bedrooms, 3 ac's, 2 full bathrooms, and lovely decoration--extremely clean and quite cool, Very friendly and helpful greeting, a list of nearby restaurants, an elevator, and a location a few blocks from the Coliseum--easy walking distance--and 2 very good nearby bakeries topped it off. It was actually our most pleasant stay in Rome. Staying in hotels, for 3 adults, would have been very crowded or very expensive (or both). The owner booked a car for us to go to the airport the morning of our departure, and it was the same price we had paid to get from the airport to the apartment by cab after returning our car, but more comfortable and friendly and exactly on time. I would highly recommend this apartment. and it could easily accomodate 2 or even 3 couples or 2 small families.

My family and me stayed in this apartment for a week and we were delighted that we chose it. The whole apartment was extremely clean, well- supplied and the bathrooms seemed to be recently refurbished. The three bedrooms are also spacious and comfortables. It is centrally located (10' walking to Coliseum area and 20' to Termini station) and near to a metro station. The owners, Paola and Umberto, are extremely helpful and welcome us wonderfully. It's ideal for families or a group of friends.

The apartment was beautiful and clean. My family considers the Ubaldini's the most gracious hosts we encountered throughout our entire tour of Italy.

Just wanted to send a quick note to say that we greatly enjoyed our stay at Marco's rental apartment (on via Labicana) in Rome. The apartment was spotlessly clean, very comfortable, and centrally located -- just a few minutes' walk from the Colosseum. Marco was very pleasant to deal with, and made our arrival and departure very easy.

I have just returned from a two week trip to Italy. We started our trip at the apartment listed above in Rome through your agency. Every part of the booking was superb, from the communication through your web site, and most importantly, the facility. The apartment was extremely clean, well supplied, (even had an unexpected fresh fruit, beverage and biscotti basket to welcome us), and our greeting from the owners was most gracious. The location could not have been better, a mere 400 yards from the Coliseum. I would strongly recommend the apartment for anyone traveling to Rome, especially if their destination includes the Ancient part of the City.

We have just returned from Rome after staying in Rental No:138b
Colosseo Via Labicana
I would like to provide a review of this apartment for your website.

The apartment is very well equipped and extremely clean. The bedrooms
are spacious and have TVs and armchairs as well as the beds so we did
not miss having a separate living room.

The owners are very friendly and helpful and as they live only a few
doors away and are willing to be contacted so they can attend to
problems quickly.

I was initially disappointed that the washing machine was out of order
and it appears that it is not going to be fixed in a hurry. If like
me, a washing machine is important to you then please check before you
book to find out if the machine is working. We ended up hand washing
daily and the heating was efficient so it dried quickly but I would
have preferred to have the washing machine working. This is the only
negative point about this apartment. Everything else was fantastic.

I have been meaning to send a note to let you know what a lovely time we had in Rome. Our accommodations were perfect for our activities. The start of the Marathon was a short walk from the front door of the apartment. My husband, our 2 sons and their wives had a wonderful time. Scott, Brian, Sarah and Kerrie were thrilled to be so close to the start, and finish, of their race. Everyone was impressed with the apartment and the person who made the arrangements for our stay (me)!



The apartment was very nice. It was very clean and the 3 bedrooms made it perfect for the 3 couples staying there. Rory and Kerrie, the youngest, were relegated to the "small" room and they were delighted €“ it was quite a bit larger than their bedroom at home! The other 2 bedrooms were very spacious. The kitchen was well stocked although we took advantage of the many eating places close by and didn't do much cooking. Paola was wonderful. She welcomed us and made sure we knew where everything was located, including places to eat and shop, before she left us to discover the delights of Rome.



The location of the apartment was great - we were able to use the metro, the bus or to walk anywhere we wanted to go. We took the metro to the Vatican and enjoyed walking back to the apartment as we viewed some of the sights of Rome. We could not have been more pleased with the apartment, with the location and with our hostess. Thank you.

I am writing to inform you of our stay in the apartment in Rome on Via Labricana 16. We would like to highly recommend that apartment and the excellent care given us by the Ubaldini family. The apartment is excellently located for those who want to visit the numberous sites in the center of Rome. We found the apartment to be extremely clean and well furnished as well. There was absolutely nothing lacking in this apartment for our time in Rome. Also we were very appreciative for the information on Rome provided us by the Ubaldini family upon arrival as well as their willingness to be available when we needed something during our stay, but otherwise giving us the freedom to enjoy their apartment for the week. We would give the Ubaldini family and their apartment on Via Labricana 16 very high ratings.

Marco was very cordial and helpful! The apartment is nicely furnished and comfortable..bus stop outside, 5 minutes from Colosseo & Metro. As we spent very little time in the apartment, we did not need a "living room"; the two baths were more important!
