I REMEMBER OUR SERVICES / EVENTS ARE OPENED TO EVERYBODY AND NOT ONLY TO THE PERSONS WHO BOOKED OUR APARTMENTS 138 AND 138B.On request:
- we organize dinner with typical dishes of Roman / Italian cuisine in the landlord's apartment. You find information in the apartment at your arrival. If you want, we can send you everything by email, before your arrival.
- A transfer from / to the airport: the price for 3 persons is 50 €, for 4/5 persons is 70 €, for 6/7/8 is 90€. The luggage is included. To book the cab I need to know the flight number, the airport and your arrival time.
- A round trip (car + driver) to Pompei, (the price is 580 € for 4/5 pers and 600 € for 6/7/8 pers), to Tivoli, Villa Adriana and Villa D'este (the price is 280€ for 5/6/7 pers and 250 for 4), to Costiera Amalfitana (the price is 600€ 6/7/8 pers and 580€ for 4/5 pers).
- we organize a photo tour by Marco's motorbike, to reach and discover the hidden and most typical corners of the city, capturing with your camera the most picturesque images of the city. The tour last 1 hour and a half and includes gasoline, helmet, motorbike rental. On request It's possible to increase the time of the tour and change It. Find out more at your arrival in the apartment or receive all info by email.
- Marco organizes the Emotional Tour: a jogging tour through the most evocative space of the city, keeping in shape and at the same time admiring the beauty around us. Cause of the heat and traffic, from May to October the start is at 6 a.m. and It last 45 min. / 1 hour. From November to April starts at 7 a.m. Ask Marco for more info at your arrival at the apartment or by email.
- We give you the opportunity to participate in an acting class every wednesday and thursday, from 6.30 p.m. to 9.30 p.m. with the director and actor Thomas Otto Zinzi (see the website www.progettominiera.it). Ask Marco for prices and info.

Together with my family (five
people from three generations) we have stayed at Marco's
apartment "Rome Apartment #138, Colosseo / HEART OF ROME HOUSE" from
March 25 to 30 - and we liked it a lot!
Marco and his wife Tatiana are very kind - starting with the email
exchange we had before arriving in Rome. Everything was exactly the
way as announced. Taxi pick-up ordered via Marco was just in time and
very friendly and when we came to the apartment, we found a cake on
the kitchen table that Tatiana had prepared and which we enjoyed right
that way.
The apartment is nicely located, rather close to the Collosseum (10
min. to walkI) and yet not touristy at all. The metro is also close by
so that you can get to all sights conveniently if you do not want to
walk to the old part of the city. The apartment has much character and
everything is kept proper and nice. When we left, we started to feel a
bit "at home" already in the place and in the neighborhood around ;-)
We had a great time in Rome! I hope we will have the chance to come
back some time again!

Sehr freundliche und hilfsbereite Vermieter, tolles Abendessen. Die Wohnung liegt sehr zentral, Bus direkt vor dem Haus.
"Essecke" etwas eng für sechs Personen, sonst war alles optimal.

Very hospitable owners (a nice young couple), all perfectly arranged, spacious apartment, very clean, two great bathroom, great beds in three large bedrooms, air conditioned, not bothered by noise from traffic. Complete kitchen with dishwasher etc. Nice location in the center, most historical places in walking distance.

We stayed at this apartment in Aug 2012. It was clean, well stocked with supplies and great central location. We were able to walk to many sites.
It it also near grocery store, variety of great restaurants, flea market. Give it 5 stars

Pro- spacious, clean, close to sites, can walk to most sites, groceries store and great local restaurants, quiet
Cons- onwner has these warnings posted in apartment about overuse of electrcity and extra charges if over a set limit. He never charged us but leaves a little negative feeling becasue if you stay longer, you are going to go over sooner or later but you are also paying more rent. Should get rid of that sign and electric use needs to be calculated into daily rate

Thanks Marco for your hospitality at your apartment. It made our trip much more enjoyable. The location was awesome close to the Metro and bus station. Within 5 minutes walk to the Colosseum...can't ask for better. The A/C was running perfect with the summer heat. The unit was spacious and perfect for our family. Your the best.

This is a fine place. The location is excellent, near Colosseum metro and even (far) closer to the far more useful Manzoni station (brings you near most attractions in Rome): we bought a one week public transportation pass and it was a great investment.
Look: the place is cheap. and you get what you pay for. This is rather good, really: it was totally worth the money we paid--other places asked double the amount for 3 bedrooms... But you do miss a few things:
- no living room at all, no common place to sit. The kitchen table is tiny. If, like us, you are a six person family (hence 3 bedrooms), you will feel cramped.
- many amenities do not work. Two of the three (tiny) TVs did not work (and the one that did had only a few Italian channels), the washing machine did not work, there were no pans in the kitchen. Admittedty, Marco's mom, a truly nice lady, did our laundry beautifully for us, but we did not dare to inconvenience her a second time, of course....
All in all, the place has many benefits. It is cheap. It is in a great location. The ownes are friendly. But you do get what you pay for (no surprises here), and especially if you are a large family that counted on the amenities (washing, cooking) you may not share all the enthusiasm of many others here. Still, a good value

Probably some guests before Uvin family broke the washing machine and did not tell me what happened. I would like to inform we bought a new one.
About pans, I don't know what kind of pans my guests use in their apartment in their country, so as could happen to not have the same things you have in your house......the solution is: ask me or my wife to help you, we are really happy to do it.

We stayed in the apartment at Via Labicana 42 June 17-22, 2012. We had a wonderful time and would highly recommend the apartment to anyone. When we first arrived in the neighborhood, I was a litte concerned about the area due to the grafitti on the buildings. I soon realized that most Italian cities are plagued with grafitti. The neighborhood is safe and we always felt secure walking at night back to the apartment.
The location is very good and was about an 8 minute walk to the Colosseum/Metro station. Marco's mother provided us with recommendations for local restaurants and grocery shopping. Definitely try Li Rioni for excellent pizza.
Our family of five fit comfortably in the apartment. There was plenty of room and the amenities were very good. The lack of a sitting area was not a problem since we had very little downtime in room and one of the bedrooms has two twin beds, a futon, and some chairs if you really need to hang around at the apt.
Don't hesitate to rent this apartment. We would not hesitate to stay there again when in Rome.

Our stay at Marco's apartment was fantastic! The location near the Colosseum was very convenient for site seeing in Rome, and we were able to conveniently walk or take the metro during our four days of site seeing. The apartment was very clean, with spacious bedrooms and facilities. There is no living room area, but our crowd was able to gather around the kitchen table for coffee and breakfast in the morning. Overall, we found the apartment to be perfect for our trip.

The hosts were very helpful and did everything they could to make us comfortable. Everything was clean and the kitchen was well-stocked with dishes, towels, coffee and breakfast breads. The washing machine was minimal compared to US standards, however it worked and we were glad to have it. The one thing I wish it would have had is a living area that had a coach and/or comfortable chair for relaxing after long days on the streets of Rome. We enjoyed our stay.

Buen apartamento con habitaciones amplias y limpias, unicamente hemos echado a faltar un poco de espacio en la cocina para poder desayunar juntos, pero en general es correto. La situacion es muy buena ya que esta a 5 minutos del coliseo.
Agradecemos a Marco, el dueño, su amabilidad por indicarnos restaurantes para comer por la zona, y tambien a su mujer por guardarnos las maletas durante unas horas el dia de nuestra partida.

The apartment is very good and silent. When we arrived everything was clean and tidy. Marco is very kind and was always ready to help us. Thank to him we were able to visit Pompei. Another good point is the location of the apartment, close to the Colosseum, The Roman Forum, the metro station and the supermarket. In short, we recommend the apartment and the dinner that Marco offers to the guests. For us the dinner was very special because it allowed us to make a surprise for a member of our family in the date of her birthday.

I am writing to tell you of our experience in the Apartment in Rome apartment we stayed in for one week during December of 2011. Six of us stayed in the apartment, which has three bedrooms. We fit into it very comfortably. Marco met us right away after we arrived, showed how everything worked, gave us our keys, and made several recommendations to surrounding restaurants. We found the apartment to be clean and cozy, with a good working kitchen, and a washing machine. (Marco’s father had to stop by and show us how to work it, as the written instructions were not quite correct.) The apartment was relatively quiet and very warm and cozy. There was plenty of hot water for six people to shower without running out of hot water. The dining room area is tight, as most of the space is dedicated to the bedrooms.
The apartment is very centrally located, with us being able to walk to the Coliseum in about ten minutes. Also, it is a five minute walk to the subway station, which then takes you to the Spanish Steps, the Vatican, the Borghese Gallery, etc. Extremely convenient.
Overall, renting this apartment was a very good experience for my entire family.

This apartment was very comfortable and relaxing for our stay in Rome. Pretty close to Collosium and subway, etc. We enjoyed cooking ourselves and shopping at the supermarket that wasn't too far. We were to have the great dinner w/Marco & his family but they got sick and we were only there 3 days. So sad to miss that dinner we heard so much about, but that was okay- Marco was very accommodating and helpful. Thanks Marco. Only thing we missed, and just a little was the internet (but that was probably good for us)

We enjoyed our stay in Rome. The apartment on Via Labicana was clean, spacious, comfortable, convenient for all the family and exactly as advertised. The accommodations are closed to Colloseum and ideal for visiting the city.

Our family of five stayed in Rome for 4 days in October at Marco's apartment. This location of the apartment is approximately 10 minute walk from the Colosseum and metro station. There are good restaurants and a supermarket nearby. The apartment is very clean, quiet and comfortable. It accommodated our family of five with no problems. One of the highlights of our stay in Rome was the dinner prepared by the apartment owners, Marco and Tatiana. The traditional Italian meal was amazing and the wine superb (it was the best meal we had on our 18 day trip around Europe and Egypt). We highly recommend this apartment in the Eternal City and if you can...ask Marco and Tatiana to prepare a meal for you...we know that you will enjoy it as much as we did. Marco and Tatiana are wonderful hosts.

I send you this message in order to let you know dat we were content with the apartment. The location is perfect, it's on walking distance of many main points of interest. We were with 3 adults and 3 children, and had 3 bedrooms and 2 bathrooms, perfect. We used the kitchen several times to cook dinner, a big supermarket was nearby. Everything clean. It is only a pity that there is not a separate sitting room, and there is not enough room for 6 to sit at the kitchentable. All in all, whe can recommand this apartment.

We had 4 great days in Rome. The apartment was very nice, clean and located close to Colosseum. There was all we need. The owners - Marco and his wife were helpful - thank you very much. We hope to see Roma again - maybe in the same apartment.

The apartment of Marco U. is in the center of Rome, 10 minutes away from the Colosseum. The flat provides everything you need and Marco is very supportive. As a result of beeing also a neighbour of Marco, he can assist you the hole day. There is also a little help from people who had stayed in the apartment, because they provided us with further information about restaurants and other points of interests which are clued inside the door. All in all, it was a great time in his apartment.

Our family of six stayed in 42 Via Labicana for three nights in July. The apartment was clean and well appointed, charming and secure. It is near the Manzoni metro station, which we used often. The neighborhood wasn't very touristy, though the Colosseum and good restaurants were nearby. An internet cafe was close and cheap, as was a nice produce stand. The gelato shop near the Manzoni station was some of the best we had in Rome.
Marco was a very gracious host, we felt he was available as needed but never intrusive, I wish we'd had a longer stay to get to know him and use his knowledge of the Eternal City. He went an extra mile for us when my eight year old son left behind his necklace; Marco found it and mailed it to our home. We will recommend the apartment to other families visiting Rome.

We had a great 4 days in Rome this past June. Our stay in Marco 's rental apartment on Via Labianca was a big part of our trip We took our four grandkids (ages 20-26) and rented the 3 BR, 2 bath, well appointed kitchen, unit from Marco. It was value priced, clean, safe, centrally located ( 3 blocks from the underground, 4 blocks from the Colosseum) and near to many good restaurants, grocery stores, and internet cafe (no wi-fi in apartment). It was exactly as advertised and our hosts were most gracious.
We would certainly return and stay in the same apartment if (when) we get a chance!! Thank you Marco, for the good trip.

Marco Ubaldini's place was perfect for us, well-located, nice and clean, and Marco proved to be very helpful with us for arranging transportation.

My family thoroughly enjoyed our stay at Marco's apartment. Although there is no living room, we had plenty of room for the 6 of us including our 4 boys and found we were out exploring all day anyway. The kitchen has all the amenities. We used it for snacks and breakfast, sampling the local cuisine in the evenings. The building is very secure with a very heavy locked door to enter through at the street and also a locked iron gate. 2 of our sons had birthdays while we were there. One night we went to Li Rioni pizzeria and the next night we went to Michelle’s, a pasta restaurant, both within walking distance. Both had very good food and were very reasonably priced. My kids enjoyed sampling the gelato more than once at a bakery called Ciuri Ciuri located on Via Labicana just towards the coliseum. Marco is a gracious host, answering all of our questions, giving us suggestions on restaurants, grocery stores and even arranging taxis to the termini for us and all of our luggage when we left. The apartment is located in a quiet part of the city. It is located ideally for walking to the Coliseum, Roman Forum and Palantine Hill, but also central enough to walk to the metro to catch a train to Via Venetto to see the Cappuccin Crypts, Spanish Steps, Trevi Fountain, and the Pantheon. It wasn't until we ventured over to that part of the city that we actually ran into crowds. I highly recommend this apartment for its central location and surrounding amenities. We stayed here before going on a cruise with stops in Greece, Turkey and Croatia. Of all the places we visited this vacation, I'd have to say Rome was my favorite.

El departamento del senor Marco Ubaldini, es cómodo, muy limpio. Tiene tres dormitorios y dos baños higiénicos.
Nosotros nos alojamos allí siendo una familia de seis personas. Los senores Ubaldini fueron muy amables y encontramos el departamento muy bien acondicionado.
La ubicación del departamento es excelente a pocas cuadras del Coliseo Romano en una vía amplia donde se puede tomar metro o taxi con facilidad.
SI tendríamos que volver a Roma, volveríamos a rentar el departamento.

La ubicación del departamento es excelente a pocas cuadras del Coliseo Romano en una vía amplia donde se puede tomar metro o taxi con facilidad.
SI tendríamos que volver a Roma, volveríamos a rentar el departamento.

Great location! We walked by the Colosseum every day on our way somewhere. There is a bus stop right in front and a metro stop 3 blocks away. Safe neighborhood, and a grocery store close by. It was just right for out family of six. The negatives: there is no living room to gather, but we were out so much it didn't matter much; the double bed in the second bedroom did not separate into two twins, so our two sons had to sleep in the same bed, and the double bed on the master bedroom didn't stay hinged together very well. Overall it was a great stay. The kitchen was handy for breakfast in the morning and snacks at night which saved money. Marco was close by and available when we had questions. I would recommend this apartment and Roman Reference in general for anyone looking for a place to stay in Rome.

Marco and his family are the best hosts you could ask for when staying in a world class city like Rome. The apartment was amazing! It is clean, well kept, very modern, and the architecture is beautiful. They don't make buildings like this any more. It is a five minute walk to the Colosseum and in the heart of Rome. Marco and his family recommended a few restaurants that were close to the apartment and proved to be unforgettable dining experiences. The apartment and the atmosphere define the quintessence of Rome.

Very nice, clean and spacious apartment in an excellent location close to the Colosseum, shops, restaurants and the Metro. The furniture, finishings and amenities in the apartment were excellent -- and A/C is a real plus in the Roman heat! It was also a real treat to meet Paula and Gilberto, who were very welcoming and gracious to us. It was a perfect place for us, and we wish we could have stayed longer!

Hello,
We stayed in this apartment for 8 days and found it to be very clean,
comfortable and conviently located. The rooms are big with beds for 6 adults.
We used the clothes washer and diswasher several times and the grocery store is
only a block away. The bus stop is right out front and the subway is 2 blocks
away. The air conditioner kept us cool and we had a great time exploring Rome
knowing that we could come "home" to a nice apartment and sleep well at the end
of the day! You can't go wrong with this place - great value for the price!

We just come from Italie back. We were at Marco Ubaldini house from Sunday 16 may to Sunday 23.
We had a lovely stay in Rome with our friends.
We appreciated the comfortable apartment and the welcome of Mr Ubaldini.
The apartment is very well situated because not far from the center of the antique city, the metro, the bus,and varied shops for food.
Mr Ubaldini gave us a lot of informations about the city, restaurants, metro, supermarket etc....He's very sympathetic and available for any questions.
We can recommend this address witch gave us complete satisfaction.

This apartment is very good value. It is very conveniently located with easy access to buses and metro. The facilities are good, very clean and fresh. the kitchen provides all the necessaries for informal meal getting. The bathrooms are excellant. The beds varied, some more comfortable than others, We felt that though there were beds for 6 or 7, it was more suited to 5 people, since the dining space was very small. The owner was very pleasant and most obliging. We would highly recommend this apartment and your agency.

The sights, food, art, history and weather was just everything we wanted to experience. Rome is the most exciting city I have ever visited. My son and husband were amazed with everything we saw and did. The Gelato was the best!
The apartment was very large, and very accommodating to our needs.There were also stores very close by in case you needed personal items. It was wonderful to wake upon our first morning and hear the sound of church bells coming through the windows, we were really in Rome!

I'm writing in regard to my recent stay at 42 Labicana in Rome. While we never had the opportunity to meet Marco in person, my family and I were greeted by his parents who were exceptionally kind. We arrived very early the morning of check in, knowing that the room was not yet available. My hope was to leave our luggage in a safe place and give my older parents a place to rest. Sensing our exhaustion from our journey, Mr and Mrs Ubaldini went out of they're way to make my family comfortable while we waited. I truly hope they encounter the same kindness in their own travels. As for the apartment it was very clean and more than met the needs of the six of us. The location and walking distances were accurate. The bus stop was right outside the front door. I was out at all hours of the night and never once felt concerned for mine or my family's safety. I would definitely recommend this apartment to a friend and will stay again the next time I visit Rome. Sincerely Daniel and Diane

We stay at Ubaldini's appartment from 6. - 9. of March 2010, and it was beyond all expectation.
Large and nice bedrooms, kitchen with all equipment, two spacious bathrooms,
and everything was clean and tidy. The host Marco was very helpful and gentle, and
when we found a tasteful pai on the dresser we felt very welcome. Some might think that
the kitchen and diningarea is a bil cramped,but it works nice for us.
The site was also good.
So many thanks to the Ubaldini's for a comfortable stay in the overwelming city of Rome.

Nous avons été ravis de notre séjour : le propriétaire Marco nous a très bien accueilli. Habitant sur place, il était facile de récupérer les clés à notre arrivée. L'appartement est bien situé : à proximité du Colisée, du Métro et des bus. Les chambres sont grandes et les deux salles de bains sont récentes.
Merci à Marco pour le Pandoro qui nous attendait à notre arrivée : nos petits déjeuners furent savoureux pendant une semaine!!!
Les bémols à formuler : la bouilloire ne fonctionnait pas, il n'y avait pas de casserole et un seul saladier (on se "débrouille" cependant!!). Quant à l'appartement, il n'y a pas de salon ou canapé mais on peut confortablement regarder des DVD dans chaque chambre!! Le séjour à Rome est inoubliable et nous comptons bien y revenir!!!

Our stay in Marco Ubaldini's apartment in Rome was outstanding. It was very clean, comfortable and spacious for our family of 7. He provided us with complementary coffee, cocoa, and snacks. He also provided us with valuable information about the area. The first day we arrived, he met us in the front of the building and helped us find parking right in front of the front door! Die pünktliche Abholung vom Flughafen durch das vom Wohnungs-Eigentümer organisierte Taxi klappte hervorragend. Herr Ubaldini erwartete uns bereits an der Haustüre und begrüßte uns sehr herzlich. Nachdem wir insgesamt 4 Personen waren, hatten wir reichlich Platz in der sehr sauberen und netten Wohnung. Das Schlafzimmer zur Straße sollte allerdings von Lärm
unempfindlichen Leuten bewohnt werden. Die beiden anderen Schlafzimmer waren sehr ruhig. Auch der Service (Zutaten für das Frühstück) war lobenswert.
Von der Wohnung, die nahe am Colosseum liegt, sind andere Sehenswürdigkeiten sowohl zu Fuß, mit der Metro oder dem Bus sehr leicht zu erreichen. Herr Ubaldini ist auch dabei eine große Hilfe.
Wir können diese Wohnung jederzeit uneingeschränkt weiter empfehlen.

We loved our time in Rome and this apartment was great. The apartment was clean, well supplied with everything you culd need. Marco the owner was very helpful and friendly and offered to help with anything. The security of the apartment is very good. Some noise from the apartment above at night and in the mornings but being very tired by the end of the day, it didnt bother us too much.

It is a large appartment, but it doesn't have a living room. That did not bother us because we hungg out in the dining room area. It locates in an excellent location. We arrived to the welcome of the apartment's owners, who immediately treated us like family and provided us delicious food and drink. The apartment had everything we needed in a luxury style: comfortable beds, two bathrooms, air conditioning, and references to restaurants, tours, shopping, grocery, and more. Unfortunately, there is no "living room" and a small dining area that felt a little cramped for our family of 5. Still, we would definitely return there the next time we are in Rome.

loved the apartment. within 40 minutes walking distance to evry site exceptthe Vatican. Buses stop within 500 feet of the apt. Third Bedroom A/C did not work. Otherwise, the hosts were gracious and the rooms and bathrooms were exceptional!! Highly recommended

The rooms were spacious, and the hosts were very gracious and helpful. It was such a welcome sight to see the delicious sandwiches and drinks prepared by the Ubaldinis after our long trip on the bus.

A lovely and comfortable apartment, spotlessly clean, with a very gracious and attentive host. The three bedrooms were spacious and comfortable, the kitchen was a great convenience (especially because it included a washing machine), the location an easy walk to the Coliseum. The only thing missing was a sitting area -- it really was just bedrooms and a kitchen, with a small table for meals. But we were on the go most of the time, so it was not big deal.

The apartment is well-maintained, clean, secure, and comfortable. During our stay, our number varied between 4 and 6 adults but we all had plenty of room. The kitchen has basic cooking equipment should you want to do more than have breakfast or snacks there. The owner, Marco Ubaldini, has thoughtfully stocked it with some breakfast necessities and there are good food shops, including a supermarket, within five minutes' walk. The laundry facilities were a godsend and very handy to have although you need to factor in line-drying -- there is no dryer, as is usually the case in Italy.
The location can't be beat: five minutes' walk from the Colosseum and Forum, 10-15 minutes' walk from Termini. It's right on or near many of the bus lines tourists will want, either on Via Labicana or Via Merulana. We walked nearly everywhere in our two weeks, and enjoyed passing by the forum every morning and evening. We tried some of the nearby pizzerias and restaurants that Marco has listed, and they were excellent - good food and good value.
The only thing I'd add to make this place totally perfect would be an internet connection. The nearest reliable internet place that we found (where you'd feel comfortable doing banking online) was over near the Area Sacra di Largo Argentina - a bit of a walk. So, if you need to be online for any reason, you should factor this in to your schedules & budgets.

Wir haben es genossen, direkt im Zentrum zu wohnen. Im Schlafzimmer zur Straße hin störte der Verkehrslärm alltags etwas. Die beiden Schlafzimmer nach hinten raus waren sehr ruhig. Die Wohnungsausstattung war sehr gut. Der Service war hervorragend, der Vermieter sehr nett und hilfsbereit!

Except some noise from traffic in the room on the avenue side (I have difficulties sleeping with noise not being an urban fellow), this apartment was really enjoyable. Large rooms (maybe a French Parisian distorted view), two bathrooms. Especially useful was the good restaurants addresses from other customers stuck on a wall in the entrance and the advices wisely distilled by Marco who welcomed us. He and his wife were charming, helpful and arranging, offering a welcome pastry at our arrival. Living there as two families with three children, the apartment has all comfort one needs for a charming week.
Its situation is wonderful, not only near the Colliseum easily reachable walking, but also 5 minutes from shops such as good Italian pastries and bakeries. I recommend a smal Sicilian bakery called Ciuri-Ciuri on Via Labicana, 126/128 in the same side of the avenue when we walk down to the Coliseum (5 minutes walking, our regular stop when getting back from the center, delicious owner) and a great Italian bakery "Panella - l'Arte del Pane" on Via Merulana 54-55 (15 minutes walking). Living in France I know that average French would probably stick on French bread, but Italian bread is wonderful, tasty, diverse and as for pastries I have no doubt that Italian pastries are among the best.
I strongly recommend this apartment and to get the most of it and the most of Rome, I suggest to rent it for 2 weeks in order to take enough time to stroll in Rome streets. I think there are 2 wonderful and must-see cities in central Europe : one is Paris (lots of monuments and museums, but greyish walls, atmosphere and people -- I live and work there), the other is Rome (the monuments are the streets themselves, colorful walls, atmosphere, food and people). If you have the chance taste some good Italian wine from Rome outskirts wineyards or Tuscany, almost impossible to find abroad especially in France. I recommend to specifically taste Roman food (good places on the north side of the City or the Trastevere).

I am writing this letter to express our excellent experience at the Ubaldini apartment last week. My wife and I traveled from New York, with a 24 hour plane delay, and with 3 tired children. We found the apartment in Rome to be everything we hoped for and more, from the hospitality of the owner, the well organized, clean, comfortable, and beautiful apartment that afforded us plenty of room to be together as a family, and to have privacy when we desired, to the fabulous location from which we walked everywhere. My legs are still recovering, but my heart is still in Roma as I write this. We recommend without reservation this apartment to others!

Fantastic location, only three blocks from the Colosseum, walking distance to most major attractions (Pantheon, Trevelli Fountain, Spanish steps, Circus Maximus, Roman Forum, etc, etc)
The apartment was immaculately clean, well appointed and extremely secure (the front door could have well been off a walk-in bank safe!). Everything worked well, the beds were comfortable, heating was very good. Our group was a family of four (mum, dad and two boys aged 14 and 16). It was handy having two bathrooms and two toilets - each with a bidet for something different. The flat is on the first floor of a building that is almost 100 years old - the unit looks to have been completely rennovated within the last year or two at most - it is very modern and clean.
We caught the Leopold express from the airport into the Termini station and walked to the flat from there (about 15 - 20 minutes). We were met by our landlady - Tatiana - who was delightful - very helpful and friendly. The fact that we were about 30 minutes late (must take a map with you if you are going to walk from Termini to the flat) did not phase her - nothing was too much trouble for our hosts.
I would highly recomend this accommodation - we will certainly stay here again if we ever make it back to Rome.

Chow! I recieved your request to send a few good words about your
hospitallity and apartment from Sandy. I was very happy to tell what
a wonderful experience we had...we had only wished we could have stayed
longer with you. The apartment is lovely and all the added touches
of cheese, condiments, coffee, honey, specialty items really made it
feel like we were so welcome...but, not as much as when you, Marco,
greeted us at the gate that first night with that huge smile. I was
so relieved that we were at the right place. I will never forget the
feeling of relief I had and only wish I could have captuted it on film
for eturnity! We certainly enjoyed our time in your home and the lovely
meal you and your wife prepared for us. We know that the day had been long
for both of you and truly appreciated it. In the light that we had
been traveling so much we hadn't been able to feel the spirit of
Christmas until that time. It was so wonderful. You have a darling
little boy that we really were glad to get to meet. We had a very

Greetings: From the center of the United States/Abilene, Kansas.
I have just returned from an amazing l2 day tour of Italy. I was with traveling with 3 ladies . One lady had contacted
your agency to ask about an apartment. You had one close to the Coliseum in Rome which we were very interested in
and booked it. We were in touch with Marco Ubaldini, the owner. He gave directions to the apartment and sounded very
personable. We arrived after dark after a long day of travel. We felt extremely welcome when he greeted us with a large
smile. The apartment was exactly what we wanted. It was beautifully decorated, clean, with all the comforts of home. They
had thoughtfully placed cheeses in the refrigerator, had a dessert tart on the table, and had all we needed for snacks and
food for breakfast. So we were able to just have some wine that we already had with the cheese and relax for the rest of the evening. We were able to wash some clothing…but you have to remember they have to air dry and it was very
damp this December. They also thoughtfully had converters on the refrigerator for our use for our cameras. Hair dryers
were available in the beautiful bathrooms, of which there were two.
The next two days were wonderful. Being so close to everything was important. They have all needed information on
the table and a nice large map on the wall, which he explained directions to us. One important thing to remember, you
always have to call a taxi the day before you leave to insure having one. Marco will do this for you.
All in all, we would go back again. I would highly recommend anyone who is interested in going to Rome, that they
stay in the Heart of Rome Apartment with Marco as their guide.

We have just returned from our first visit to Rome. What else could we say apart from wow!!! and we are looking forward to another visit in the future. The apartment was clean, spacious and homely. Having 2 bathrooms made it easier as there were 6 gusest in our party. Marcos wife was extreamley welcoming and helped us out on more than one occasion with directions and the best forms of transport to use. Marco was very helpful before we even left England, asking questions about our needs and requirements in the apartment. Marco also hepled us with transport back to the airport as we were having trouble. The apartment is in a great location for sightseeing, close to two metro stations, bus stops, shops and of course a five minute walk to the collaseum. If you are looking for a graet location which is in easy reach of the sights, then this apartment is the one for you. myself and my family would like to thank you both for making our stay more enjoyable and we would certainly contact you again when we return to Rome. Also thank you for the delicious pie that was waiting for us when we arrived. We lok forward to visiting you again.

Gut organisiert, z.B. Taxi vom Flughafen, sehr herzlicher Empfang durch Marco, den Gastgeber. Die Wohnung ist sauber, die Lage empfehlenswert. Lebensmittel fürs Frühstück wurden vom Besitzer sogar freundlicherweise bereitgestellt. Kleines Manko: sehr enge Duschkabinen (Handtücher stehen dort zur Verfügung).
Well organized, for example taxi service. Nice welcome from Marco, the owner of the apartment. The apartment is clean, there were even coffee, marmalade etc. for breakfast. Disadvantage: the showers are a bit small ( but there are towels for the guests)

The Allsopp family enjoyed their stay in the apartment at 42 Via Labicana in Rome. We were a party of 4 adults and 3 children and although the apartment did not have a lounge room/area we found it very comfortable. The size of the bedrooms meant that there was plenty of room and each bedroom had a t.v. so the children could be entertained in one room! The apartment's position - within walking distance of the Colosseum and the Metro and with a park just around the corner - made our stay very easy. We would recommend the apartment to anyone visiting Rome and hope to return to it one day ourselves!

Hier eine kurze Bewertung:
Uns hat die Wohnung sehr gut gefallen. Sie war sehr sauber, geräumig, hervorragend ausgestattet und
citynah gelegen. Sehr gute Verkehrsanbindung zur Metro und Busstation sowie kurze Fußwege zu
antiken Sehenswürdigkeiten.
Der Vermieter ist sehr freundlich und hilfsbereit und die ÃÅ“bergabe verlief absolut reibungslos.

Das Apartment ist auf jeden Fall empfehlenswert.
Die Lage ist Top, viele Sehenswürdigkeiten sind schnell zu erreichen.
Das Apartment ist sauber und zweckmäßig, jedoch meiner Meinung nach für max. 6 Personen geeignet.
Wir waren zu sechst da, und haben uns sehr sicher und wohl
gefühlt.
Organisatorisch gab es keinerlei Probleme, eine super Alternative zum Hotel.
Die Lage ist Top, viele Sehenswürdigkeiten sind schnell zu erreichen.
Das Apartment ist sauber und zweckmäßig, jedoch meiner Meinung nach für max. 6 Personen geeignet.

I am writing to inform you of our stay in the apartment in Rome on Via Labicana 16. We stayed in Marco Ubaldini’s apartment with our friends from 17.09.-22.09.2008. It was a pleasure for us to be there in Rome..
The rooms are very clean and nice furnished. Especially important for us were two bath rooms and the also the kitchen. The beds are very comfortable and there is also an TV in each sleeping room.
We would like to highly recommend that apartment and the excellent care given us by the Ubaldini family. The apartment is perfect located for those who want to visit the famous sights of Rome.

We loved this apartment and are very pleased to recommend it to those considering apartment living while visiting Rome. It is located in a wonderful neighborhood within walking distance to the Colosseum and Palatine Hill entrance. The rooms are large and it is very clean. The bathrooms are beautifully done with very nice fixtures. Marco, the owner, followed up very quickly after our reservation with information and questions regarding our sleeping arrangements and other needs for our stay. We thought we may need to rent a wheelchair for my elderly father and he offered to assist us with finding one. His mother, Paula, lives in the building and was delightful and very helpful. She left a delicious tort for us upon our arrival and assisted us without complaint when we forgot the key to our apartment.one evening. We especially found the bus stop, right outside of the building to be a tremendous asset. My father, who used a wheelchair, found it easy to access the buses into the city center without too much effort. The buses run frequently all day to late night. The apartment is very quiet even though on a main thoroughfare. We were very happy with this apartment and would definitely stay there again.

We are very please to send you an e-mail to thank you for your kindness in finding this suberb appartment in Roma. We are a french speaking family from Canada and we were very suprised and pleased to be able to communicate in french with Paola.(I write this email in english so more people can realize how much helpfull you are).
The appartement itself was even nicer and more confortable than we expected (and our expectation was very high because all our renting in Italy were of great standards).
Most of all i want to mentionned that we could not expect a nicer location to access all Roma romantic and historical treasures mostly by feet.
The owner and his family were so helpfull to us. The owner's father and mother were so kind to show us the way to return our rented car to Avis and they drove us back to the appartment in their personnal call. Not to mention the delicious pie waiting for us on arrival.
And i would be sorry not to mention the very helpfull indications for restaurants and shop in the surrounding (very good idea to have put it in a reference document).
Ubaldini family is a warm welcoming one.

Ich war mit meiner Familie vom 25. bis 29.07 in der Wohnung von Marco Ubaldini (Via Labicana). Referenznummer 138. Ich kann nur bestätigen, dass es sich dabei um eine saubere und konfortable Wohnung handelt. Der Eigentümer ist sehr freundlich. Wir haben keinerlei Probleme gehabt. Diese Wohnung ist äusserst zu empfehlen.
Zum selben Zeitpunkt habe ich auch ein anderes Appartment durch Sie gemietet in Via Merulana. Referenznummer 239. Leider muss ich Ihnen mitteilen, dass das Appartment in Via Merulana unsere Erwartungen leider nicht entsprochen hat. Wenn Sie näheres von mir erfahren möchten, stehe ich Ihnen zur Verfügung.

Please accept my sincere appreciation for offering such a wonderful place. The apartment was spotless clean, refreshing and comfortable. Marco was very hospitable, well organized and helpful. Our family truly enjoyed our trip to Rome. The apartment location was great with easy access to all amenities and typical tourist sites while making us feel like we belonged. Having all the comforts of home was especially pleasant. Thanks to all for your help.

Dear Sirs:
I would just like to express my and my family's EXTREME satisfaction with the apartment we booked and stayed in from March 9, 2008 through March 16, 2008. The location of the apartment, approximately 6-7 blocks from the Coliseum, was perfect. The apartment is in a neighborhood, so it has a neighborhood feel and yet there is a fairly busy bus stop less than a block away and a Metro station is only 3 blocks away. Six of us stayed in the apartment, and it accommodated us easily. All of us absolutely loved the location.
The owners, Marco Ubaldini and his mother (whose name escapes me, but she is absolutely delightful), were extremely helpful in assisting us. Marco contacted me by e-mail prior to arriving in Rome, with questions about how we wanted the apartment set up (double bed, twin beds, etc). He also gave us contact information (address, his phone number) so that "connecting" with him when we got to Rome was easy. His initial e-mail even offered giving information on typical Rome tourist destinations (Vatican, etc). Both Marco and his mother speak English very well, so conversing with them is no problem whatsoever. They gave us advice on restaurants, grocery stores, etc.
The owners live in the building, so contacting them to get the keys was easy. We ran out of toilet paper one time and needed something else another time. We left a note on their door and what we requested was in the apartment when we returned later in the day. They even provide small breakfast items in the kitchen. I am not a coffee drinker, but my family informs me it was a very good quality.
For anyone who is worried about security, the building has a big heavy door at the street level, with a secured gate inside before you go up the stairs to the apartment, which, of course, is also locked (It is on the second floor....very easy to get to).
In summary, I cannot imagine a better short-term living arrangement in another country. I highly recommend the apartment. You are very fortunate to have such a residence (and owners) in your inventory.
