APARTMENT ROME - Colosseum - Via Merulana- #239
5min. walk from metro stop Vittorio on the A line of Rome's subway, two blocks from Santa Maria Maggiore Basilica, 5 minutes walk to the Colle Oppio Parkland, less than10min walk to the Coliseum (through the park of the Domus Aurea) and 10 min. walk to San Giovanni Basilica;
120sq.mts. Rome apartment set on the second floor with elevator and consists of:

A clean well appointed appartment,ideally situated for getting in and out of the city Centre. It was a pity there were no 'easy' chairs' to relax in but we managed to drink our aperitifs around the kitchen table!. It proved an ideal alternative to bed and breakfast in a hotel, and worked out cheaper. Some good restaurants within easy walking distance.

The appartment is very clean, there is enoough stuff for cooking in the kitchen and there is enough space for 10 people with seperatly beds.
Only one thing we didn´t know that there is only one shower maybe you can type it on the Homepage.
We enjoined our trip very much and the kitchen is wonderful to sit in the evening together after sunny days in rome.

Central place in town. Maintenance of the apartment is bad. Only five forks to six persons. Most of the small lamps by the beds in the bedrooms were out of order.

We stayed 5 nights in this apartment, it was our first visit to Rome. The location was very convenient for us...relatively close to Termini Station, a grocery store across the street, gelato up the next block, the subway station 2 blocks, and walking distance (downhill) to the Coliseum . The neighborhood felt safe and was reasonably quiet. There is a small lift to the floor. The apartment itself is very basic but for the price and location, met our needs just fine. Only one room had air and TV and the beds are pretty old. We made use of the fridge, utensils and sink to eat breakfast there each morning. Laundry is very convenient but the washer needs work and there is no dryer. Neighbors were quiet. Shared among 3 couples, everyone enjoyed both the stay and the cost savings.
Management replies: We really appreciate your feedback! Confirmed only one cable TV in the apartment, 2 air conditioning units in two different bedrooms. All the mattresses have been checked, five of them have been replaced with new ones.

This is an optimally functional apartment: spacious, convenient, and accessible. It is near two supermarkets; the closer one is vastly superior to the other. One may purchase metro/bus tickets of all types - daily, weekly, etc - at the tobacco shop next to the apartment building. The proprietor has a working knowledge of several non-Italian languages. The apartment has no-frills. One cannot and should not run too many appliances at the same time: the circuit breaker will shut off the electricity fast. This is simple enough to fix, as the breaker is in a small cabinet to the right of the front door when you enter. The air conditioners will not reduce the rooms to icebox temperature, as some might expect or desire. But they will certainly create comfortable sleeping conditions. An excellent cross breeze is evident in the apartment when the big windows and room doors are left open. The Roman Reference representative, Maria, was swift and responsible in resolving questions or small problems. The agency moreover responded as quickly to our emails while we were in the apartment as it did when we corresponded from New York. Once again, this is a fine, basic place to stay, with ample room for lage families and groups. Do not expect endless amounts of hot water. Do not expect the finest mattresses money can buy. Luxury is not the point. The apartment enabled our group of five to enjoy a central base, with all fundamental services, from which to experience as many things as we could squeeze into a week.

Bad - apartment needs updating and is tired...needs painting, updated furnitire, some furniture coming apart such as kitchen chairs, bed rails.

I feel its slightly false to advertise this as haveing two bathrooms. It actually has one bathroom, and a second toilet.Management Reply: Sorry you feel that way, on our Q&A and also on the description we prompt clients to read the detailed description rather than the one used for search. Unfortunately the software doesn't have space for details but if you read the detailed apartment description it does specify exactly what's in the small one: '#2 toilet room with washing machine, electric water heater, small window, no shower or bath tub'

The position of the apartment is very good, some of the most important sights are within easy reach on foot ( Colosseum, Forum romanum ). There is a beautiful park nearby. The underground station ( Vittorio Emanuelle ) is about 4 minutes walk, on the way there there is a good and cheap supermarket.
The flat itself is on the second floor of the house, it's quite big. We were two families ( four adults and five children ) in the three spacious rooms, and the flat is big enough not to disturb each other. There's a large kitchen with a dining area, all of us had a seat, so we could have our meals together. In the kitchen you can find all the equipments that you need. There are two toilets, it is necessary for such a lot of people.There are a lot of pictures on the walls, we liked them. The only problem was the bedlinen . There weren't enough. There were only sheets and some thin blankets to cover ourselves up, which is enough in summer, but not in cooler seasons. And I recommend that the owner should change some of the pillows to those with synthetic filling, not feather, because some people are allergic like my daughter. Fortunately we could find one with synthetic, so we could solve the problem. All in all I can recommend the flat to anyone else, especially big families or groups. I would return, if I went back to Rome.

Sehr netter Empfang und unkomplizierte Abwicklung durch RomanReference! Ein Dankeschön hierfür. Die Wohnung ist sehr zentral gelegen in einem sehr lebhaften Wohnviertel... alle Sehenswürdigkeiten sind gut zu erreichen!
Leider zeigt sich die Wohnung nicht ausreichend sauber, durchaus renovierungsbedürftig und lieblos ausgestattet (Bilder, Küchenmöbel, kaputte Tischdecke, Stühle etc). Ein angekündigtes Wohnzimmer ist eine (ungemütliche) Ess-Ecke in der Küche, die Küchenausstattung/Geschirr waren z.T. verschmutzt, Steckdosen und Licht funktionierten z.T. nicht. Mit 6 Personen war die Wohnung gerade ausreichend groß, wo allerdings die potenziell 10 Personen unterkommen sollen, das bleibt ein Rätsel.
Das Preis-Leistungsverhältnis angesichts der oben genannten Kritkpunkte lässt für uns nur ein "dürftig" zu. Wir kommen sicher nicht wieder...
Owner Replies: I'm terribly sorry to read this. We've since repainted the apartment and fixed or bought the furniture with problems. All lights and plugs have been checked and are in working order. Sehr gute Lage, sehr gute Busverbindung (3 Haltestellen bis Termini), Haltestellen in Wohnungsnähe, sehr gute Einkaufsmöglichkeit in nächster Nähe, Klimaanlage in 2 von 3 Schlafzimmern, Küchenausstattung etwas dürftig hinsichtlich Geschirr, und Kühlschrank mit mangelhafter Kühlleistung (schnell vereist) führte zur Abwertung auf Gesamturteil "durchschnitlich".

Die Wohnung war bei der Ankunft leider kaum geputzt, die Steckdosen funktionierten nur teilweise; das "Esszimmer" war eigentlich ein Sitzplatz in der Küche. Auch fehlte der Bettbezug für die angekündigte 6. Person. Ansonsten ist die Wohnung geräumig und in einem sehr schönen Viertel ziemlich ruhig gelegen. Die Abwicklung über Roman Reference lief sehr gut.
Manager Reply: We're sorry about the sockets, they've been fixed now. Also very sorry to read about the missing linens. Linens are taken there expressedly for you by the Laundry service. When you book is very important that you specify how many beds you're going to need. Unfortunately this had already happened once. Yet there are two last minute solutions for this kind of problem 1. Tell the keyholder upon check in 2. If you realize after he or she has left you'll find extra sets in the small bathroom's loft. Otherwise I'm happy to read everything else was ok. Clean. Good location. Quiet. There is no living room (the dining room has a TV/DVD). Only two bedrooms are air conditioned. Booked for four guys, and only three beds were made up. Could not find extra linens to make up other beds. Manager Reply: Sorry about that Richard, I'm glad you accepted our refund for failing to get the fourth bed ready. Normally extra linens are in the chest of drawers or in the laundry room.

Das Preisleistungsverhältnis der Wohung ist sehr gut. Es war alles vorhanden was mann für einen Aufenthalt benötigt, volle Küchenausstattung sogar Waschmaschine, Bügeleisen waren da. Die Räume sind gross und in der Küche gibt es einen grossen an dem 5 Personen locker Platz haben. Für einen Aufenthalt mit mehreren Personen ist diese Wohnung ideal.

Appartement bien placé : proche de Santa Maggiore et de la station de métro Manzoni (ligne A pratique). Non loin de Termini également, ce qui est un avantage pour les "bus trippers". Quartier agréable avec supermarché à 100 mètres, ce qui rend très agréable les courses alimentaires!
L'appartement nous a été confié par un représentant Roman Référence : la relation client s'est établie en toute confiance et la personne reste très disponible si besoin. Le ménage avait été fait dans tout l'appartement, chaque lit avait été équipé de parures de draps propres (les serviettes de toilettes ont été également fournies à l'arrivée).
L'appartement reste typiquement italien, dans un style parfois un peu baroque austère, mais très agréable, lumineux, et calme. Nous étions 5 à séjourner dans l'appartement, la cuisine devient un lieu très convivial en l'absence de salon. Il est possible d'ajouter des couchages (3 lits d'appoint supplémentaires) même si du point de vue fonctionnel il sera moins agréable d'y vivre à plus de 6 personnes.
En conclusion : un appartement très pratique et bien situé, au calme, dans lequel il est très agréable d'yséjourner en famille.

Another good apartment for us. The location is pretty good, although not as dramatic as the other places we stayed. It was about a 10 minute walk to the Coliseum. Most everything else we wanted to see (other than St. Peter-in-Chains Church) was a farther hike. The neighborhood itself was very nice. There is a very convenient supermarket less than a block away, which we used quite a bit. We didn't find any good restaurants in the immediate area, however.
As for the apartment itself: The space is very large, so if you're traveling with more than four people it's an excellent choice. The bedrooms are probably the best part of this apartment. Three really nice big rooms. Two of them have air conditioners, and those worked very well. (note that if you use the AC you have to empty a bucket that collects the condensation every day or two, a minor inconvenience.) Our bedroom was really an escape. We'd go in there, shut the door, close the windows and lose track of time. It's dark, quiet, cool - perfect after a tough day of walking around in the heat and crowds.
There is an entrance space when you come in the front door that leads to two bathrooms on the right, the kitchen/dining space ahead and bedrooms to the left. The main bathroom is huge. It had the best water pressure and temperature control in the shower of any place we stayed. The second bathroom is a narrow space that works but isn't all that comfortable to use. The washing machine is in there - it worked well for us. Again no clothes dryer - we used the hanging rack and put that in the large first bathroom to dry our clothes.
The dining room is a small table with four chairs and a china hutch. The kitchen was very large, with a big refrigerator. No microwave here which was a big disappointment. Otherwise the kitchen was excellent.
The décor was austere throughout. There is a collection of blue jeans ads in frames on one wall and an inexplicable framed photo of a zebra's butt on another. The furniture in the bedrooms is beautiful though - I'd love to have some of the pieces in those rooms!
This apartment also had an elevator, a very narrow lift like the other places. But it worked and we loved it.
Our communications with the apartment managers were all courteous and prompt. Enso met us at the apartment and showed us around - he was very nice to deal with as well.
I'd be happy to stay at this apartment again. If I went back I might try to find something closer to the Pantheon area, or perhaps something smaller with a larger commons area. But overall we were very happy with this apartment and the folks who manage it.

The apartment was very clean and nicely furnished. The neighborhood is convenient. Renting an apartment is a great way to travel with children, more economical than a hotel and a better way for children to see daily life in a different place. Roman Reference was the only rental service we found with larger apts available. We were very happy with our stay.

The location is excellent, the apartment was very pleasant and had plenty of rooms for the 6 of us. The street off the bedrooms was a little noisy during the night, but not enough to distract from our enjoyment of the week. We would definitely consider staying here again if we return to Rome.
