Overall, this is a great apartment. It is exceptionally clean and well-maintained. It is well appointed with all that you need for a comfortable stay, including hair dryers, which I did not expect. The Ubaldini family are gracious and helpful. The apartment looks just like the photos, so no worries about getting something you don't expect. The only thing keeping me from giving this an excellent rating is that the common area is small, so there is no where to kick back and relax except the bedrooms. Other than that,it is a great value.

Impressively clean, nicely decorated apartment - lots of nice little details. Landlords are incredibly friendly and welcoming and are prepared for tourists with a map posted on the wall as well as info as on restaurants and stores.

The kitchen is small but manageable with a stove, oven, decent size fridge, microwave, dishwasher and most dishes needed. We only missed having a frying pan to cook some eggs in. There is a washing machine (no dryer) in one of the 2 bathrooms. We did not use the dishwasher or the washing machine so I can not comment on those. The bathrooms were spotless with a commode and bidet in each. The showers were typically European, which means small.

The beds were nice and firm and there were extra blankets and pillows. The front bedrooms have outside shutters to close for privacy, which we didn't realize the first night. Each bedroom has a 13 inch TV with DVD player attached up on the wall.

The apartment is on the 2nd floor (US) and 2 bedrooms face the street, one other bedroom is in the back. There is no living room and we missed having that. There is a table and chairs in the wide hallway that is fine for meals for about 4 - 5 adults at a time. We were able to adjust the heat to our comfort level, but as it was December we didn't try the AC. There are no phones or internet but the posted info near the map shows an Internet cafe just up the street and it offers phone service, too. (We used it and it was fine.)

It is about a 10 - 15 minute walk to the Coloseum and walkable distances of another 20 minutes into town. The Vatican is about a 3 - 4 mile walk. A bus stop is right outside the door and a taxi stand is down by the Coloseum. Just around the corner from the apartment is a street filled with restaurants and the grocery store is about 5 blocks away.

We felt this place was a good value for our money. The landlords take good care of the place and their tenants.

We had a lovely stay in the Ubaldini family's apartment. It was very clean and the kitchen was well stocked with utensils and appliances, as well as a nice bottle of wine and snacks upon arrival. The two bathrooms were newly renovated and very clean. We loved being able to cook in the apartment. Thank you especially to Paula for all of your wonderful help whenever we had a question, as well as, suggestions about nearby restaurants and markets. We enjoyed purchasing fresh pasta, cheeses and vegetables right in the neighborhood and cooking at the apartment.

The location is fantastic: in a friendly residential neighborhood and just a few blocks from the Coleseum, as well as, right in between the two metro lines. Thank you so much for making a wonderful and relaxing visit to Rome accessible to a big family!

We will definitely stay with you again and have already recommended your family to our friends. Best wishes and hope to see you again.

Our stay at Via Labicana 16 was WONDERFUL! I had not been able to give you a review until now since I was on a cruise as soon as we departed Rome and did not return home until 8 November. I would like to share what a wonderful time we had. I was traveling with two other women and since we were going to be sharing a stateroom on our cruise we were looking for a three bedroom apartment in Rome. Via Labicana 16 was the perfect solution. The apartment was beautiful - the kitchen was complete with every needed to prepare meals; the two bathrooms provided space for the three of us to get ready without being in each others way; the two bedrooms facing the street were quiet since the windows were dual-paned; and the location was perfect for touring the beautiful city of Rome.

Paola, Umberto, and Marco were the perfect hosts. They greeted us upon our arrival, providing snacks and a wonderfully warm welcome. When we were planning on leaving for our cruise, they assisted with ordering a cab and Umberto even came to the apartment to make sure the cab arrived and helped us with our luggage. They were the most gracious hosts I have ever encountered using VBRO, and I have used the service at least six times in the past.

While on the cruise we spoke to many fellow travelers about the merits of the apartment and gave them our hardy endorsement of the apartment.

This was the best experience I have ever had when using a self-catering apartment. Because of our stay at via Labicana, our trip start could not have been better. Our sincere thanks to Paola, Umberto and Marco for the best stay ever.

We loved our stay at Via Labicana. The accommodations were exceptional. I have used VRBO often in my travels and this apartment was the best by far. The apartment was well appointed and included everything one would want. The location was ideal for discovering Rome. The best part the apartment owner who was a perfect host. We have recommended this apartment to others met while on our cruise from Rome. We loved our stay and when I return to Rome I will rent this apartment again.

Our stay was wonderful. Having an apartment in Rome was the perfect thing for my family. Marco was helpful. He asked how we wanted the bedrooms arranged before our visit. The apartment was clean and secure. We had no worries about the neighborhood. Close to bus and underground. We found wine and sandwiches awaiting us after our long flight. We would have liked wireless internet service and instead of carrying cash would have preferred to pay by paypal.

The apartment was beautiful, clean and very large. Paula, the landlord, was delightful and made sure we had everything we needed. She and her husband even greeted us upon arrival with a homemade pizza, Romana style. The location was perfect, just down the street from the Colosseum. I couldn't have been happier wth our choise - it was perfect!

It was nice to have separate rooms for our 2 teenagers. Owners met us at the apartment and were very nice. Air conditioning worked well during our stay in June.

Apartment was close to several bus stops (one right outside the door), metro stop was close also.
It was not very dark in the rooms at night, but half way through our stay, our host told us about blankets that we could put up over windows on the 2 rooms that face the street.

Location was great for touring Rome. Metro station is down the road and the bus stops right in front of the apartment. Owners were very nice and had alot of information about the area available in the apartment. Rooms were very clean and spacious. Overall it as an excellent experience. We could not have ask for more of the apartment we rented. It was comfortable, clean and well-designed. We used the kitchen several times and found it quite adequate. The landlords were very helpful. It was close to many interesting tourist sites and near the buses and metro trains. i would definitely recommend it to anyone who visits Rome.

My entire family was thrilled with this apartment. I had spend a lot of time searching for a unit that would be right for us. Labicana provided all that we needed. Security: Entry to the buiding is secured. The locking system on the apt. door alleviated all of my concerns about leaving valuables behind. Location: On major bus and tram lines, very short walk to metro, blocks to the Coleseum, Forum, St. John Lateran, San Clemente, St. Mary Maggiore, a real Roman neighborhood with all that offers. Affordable 3 br, 2 bath apt in Rome are rare, I booked early and was glad I did. Sitting around the kitchen table was all the "living room" we needed. The apt. is spotless, and equipped in a thorough and thoughtful manner, including cork screw, good bread knife, and essential condiments. Landlords Paola and Umberto were were the perfect hosts, and so very helpful when our luggage failed to show up. We experienced all of the positives mentioned in the other reviews. The rental agency staff were helpful, responsive and thorough.

I wanted to send a short note saying how much we enjoyed staying in the apartment on Lubicana. The unit was spotlessly cleaned and extremely well equipped, the location was perfect for exploring Rome both on foot and by mass transit, and the service you and your family provided could not have been better. We toured Italy with our 16-year-old grandson (his first time out of the U.S.) in July, ending our trip by staying in the Rome apartment. It was perfect! It had 3 nice bedrooms, 3 ac's, 2 full bathrooms, and lovely decoration--extremely clean and quite cool, Very friendly and helpful greeting, a list of nearby restaurants, an elevator, and a location a few blocks from the Coliseum--easy walking distance--and 2 very good nearby bakeries topped it off. It was actually our most pleasant stay in Rome. Staying in hotels, for 3 adults, would have been very crowded or very expensive (or both). The owner booked a car for us to go to the airport the morning of our departure, and it was the same price we had paid to get from the airport to the apartment by cab after returning our car, but more comfortable and friendly and exactly on time. I would highly recommend this apartment. and it could easily accomodate 2 or even 3 couples or 2 small families.

staying in Mr. Ubaldinis appartment in Roma (Via Labicana 16) was a pleasure, because the appartment is very near to the city-centre, it was very clean and nicely appointed. The beds are comfortable and both bathrooms have recently been refurbished. The Ubaldinis are very hospitable and kind persons, always ready to help us in any occasion. Whenever we come back to Rome we would love to stay in that appartment again

The apartment was spotlessly clean, very comfortable, and centrally located -- just a few minutes' walk from the Colosseum. I have just returned from a two week trip to Italy. We started our trip at the apartment listed above in Rome through your agency. Every part of the booking was superb, from the communication through your web site, and most importantly, the facility. The apartment was extremely clean, well supplied, (even had an unexpected fresh fruit, beverage and biscotti basket to welcome us), and our greeting from the owners was most gracious. The location could not have been better, a mere 400 yards from the Coliseum. I would strongly recommend the apartment for anyone traveling to Rome, especially if their destination includes the Ancient part of the City.

I have been meaning to send a note to let you know what a lovely time we had in Rome. Our accommodations were perfect for our activities. The start of the Marathon was a short walk from the front door of the apartment. My husband, our 2 sons and their wives had a wonderful time. Scott, Brian, Sarah and Kerrie were thrilled to be so close to the start, and finish, of their race. Everyone was impressed with the apartment and the person who made the arrangements for our stay (me)!



The apartment was very nice. It was very clean and the 3 bedrooms made it perfect for the 3 couples staying there. Rory and Kerrie, the youngest, were relegated to the "small" room and they were delighted – it was quite a bit larger than their bedroom at home! The other 2 bedrooms were very spacious. The kitchen was well stocked although we took advantage of the many eating places close by and didn't do much cooking. Paola was wonderful. She welcomed us and made sure we knew where everything was located, including places to eat and shop, before she left us to discover the delights of Rome.



The location of the apartment was great - we were able to use the metro, the bus or to walk anywhere we wanted to go. We took the metro to the Vatican and enjoyed walking back to the apartment as we viewed some of the sights of Rome. We could not have been more pleased with the apartment, with the location and with our hostess. Thank you.

Marco was very cordial and helpful! The apartment is nicely furnished and comfortable..bus stop outside, 5 minutes from Colosseo & Metro. As we spent very little time in the apartment, we did not need a "living room"; the two baths were more important!

I wish to inform you that our stay at Via Labicana 16 in Rome as a guest of the Ubaldini family was wonderful. Marco and his parents were delightful hosts. Marco helped us find and arrange medical help when my wife needed it. His parents personally welcomed us to the apartment, showed us how everything worked, and made us feel at home. The apartment was beautiful and clean. My family considers the Ubaldini's the most gracious hosts we encountered throughout our entire tour of Italy.

I would recommend this apartment to anyone who wishes to stay in Rome.

Hallo, Our stay in your apartment was great. We are very much particularly about cleanliness and your apartment was very clean which is a relief to us. Your welcome snack and wine were also very delicious and appreciated. The location is very centralize near to almost all the place of interest and train station. We walk to the train station a few times and it took us around 20minutes to reach there which is not far for u. However as we are very light sleeper and maybe we are not used to staying in a busy city, we were often awake by the traffic noise outside especially the police alarm which is quite annoying. We recently stayed in the 3 bedroom unit at 16 Via Labicana in Rome. The location is great for seeing the city sites. The bedrooms are spacious and well air-conditioned. We were very pleased with the accommodations.

The apartment is very well-presented and clean with 3 good sized bedrooms. Everything we wanted was there. There isn't a sitting room as such (I presume one of the bedrooms used to be) so no armchairs etc. The air conditioning is very effective. The kitchen has everything you need for cooking, including dishwasher, etc. Location is extremely handy with lots of buses and metro nearby, walking distance to Colosseo, Sta Maria Maggiore and lots of nice restaurants. We liked the neighbourhood: via Merulana has lots of useful shops (e.g. the baker near the corner with via Labicana), ice-cream places, etc. The owners Paula and Umberto (and son Marco) are wonderful people: when our 3-year old got sick, Paula arranged doctor, brought us there, and translated for us. She was very kind and it saved us so much stress. We asked for thicker blinds on one window to keep out the sun and they got them within minutes. They even had a bottle of wine waiting for us when we arrived, as a welcome present. Next time we are in Rome we will go back to this apartment. Cannot really recommend this place too highly.

When we arrived at the apartment owner Paola Ubaldini was there to meet us. Paola made us feel very welcome, and as we spoke no Italian we were pleased to discover she speaks good English. We were presented with a tray of cakes as a welcome present and given a tour of the apartment, which was spotlessly clean and perfect for our needs. We were two adults and two teenagers, but there were still two spare single beds, and there was plenty of room.
The apartment is on the first floor and the two twin bedrooms overlook Via Labicana, a fairly busy and typical Rome street. The windows throughout the apartment are double glazed and both these and the apartment door are nice and secure. We found the notice board in the hall, which has a map, a list of local restaurants and shops and other information, very useful. We didn’t use the kitchen to cook a meal, preferring to eat out for the 3 nights we were there, but it is well equipped should it be needed. Complimentary tea and coffee supplies, and even milk sachets for the first drink, were provided and all we needed was milk from the nearby supermarket to make our hot drinks throughout our stay. The only down side was the lack of a living area to sit in together when we returned after dinner, and we had to make do with a bedroom or sit around the table in the hallway. In the summer or warmer weather this would be less of a problem because we would probably have been sitting outside a bar somewhere and would have gone straight to bed on our return.
There are stops for tour buses (a great way to get around) about 15 to 20 mins walk to the north of the apartment, or just south of the Colosseum (15 to 20 mins to the nearest stop). There is also a bus stop (where you can get a bus to the Vatican) right outside the apartment. Due to the location the Foro Romano and Palatino are also within easy reach (on the west side of the Colosseum) and are a must see for any visitor.
On our last night we consulted Paola for a restaurant recommendation which she was happy to provide (there are many restaurants within a 10 minute walk) and Paola very kindly booked us a table so they were expecting us when we arrived. We had a very pleasant meal too and would have liked to visit restaurant Da Michele (Via Merulana) again, if we hadn’t been going home the next day.
Communication with the Roman Reference staff and with the owners by email was thorough and very easy and all in all this was a very pleasant and smooth running experience.
We stayed for 4 days in mid February 2010, and would happily stay in this apartment again if we return to Rome in the future. Highly recommended.

Excellent value. We were 2 couples and 3 children. Apartment was perfect. Very well equipped and maintained. Beds were good, plenty of cupboard space and bathrooms very modern. Location is ideal with only 10 min walk to Colloseum, bus stop outside and metro 5 mins walk. Good local food stores, supermarket and convenience stores nearby. Marco was very helpful in organising taxis for us and making recommendations.

We had a fantastic New Year and I would throughly recommend this apartment for a Rome stay.

Our stay at apartment 138b(Via Labicana 16, Colosseo) was excellent.

The apartment is very well equipped, it was very clean and the location
is ideal for visiting main Rome sites. The description and photographs
are very accurate.

Marco was very helpful in organizing taxis and giving recommendations;
he made himself available whenever we needed help.

I would definitely recommend this apartment to other visitors.

We have just returned from Rome after staying in Rental No:138b
Colosseo Via Labicana
I would like to provide a review of this apartment for your website.

The apartment is very well equipped and extremely clean. The bedrooms
are spacious and have TVs and armchairs as well as the beds so we did
not miss having a separate living room.

The owners are very friendly and helpful and as they live only a few
doors away and are willing to be contacted so they can attend to
problems quickly.

I was initially disappointed that the washing machine was out of order
and it appears that it is not going to be fixed in a hurry. If like
me, a washing machine is important to you then please check before you
book to find out if the machine is working. We ended up hand washing
daily and the heating was efficient so it dried quickly but I would
have preferred to have the washing machine working. This is the only
negative point about this apartment. Everything else was fantastic.

Accueil excellent et sympathique par la femme du fils du propriétaire avec petite attention culinaire! Appartement tres correct, bien entretenu, propre, en plein centre ( à 2 pas du Colisée, et de la rome antique) et non loin du centre historique, bien desservie par les bus et metro ( station la + proche du metro A : Manzoni : 10 mn à pied). A l'interieur 3 grandes chambres bien aménagées pour 7 personnes sans souci et 2 salles de bains confortables, petite cuisine mais fonctionnelle. Pas de grand séjour/salon, mais cela ne manque pas car nous passons la plupart de notre temps à l'extérieur pour visiter ROME!
N'hésitez pas : à retenir d'urgence! Merci à la famille UBALDINI.

Appartement très agréable, très bien placé, et accueil formidable.
Attention, comme expliqué dans le descriptif, il n'y a pas de salon ou salle à manger, mais un endroit (hall asssez large) pour prendre le petit déjeuner(si on n'est pas trop). Autre chose, deux chambres sont sur la rue qui est assez bruyante (Via Labicana)

Hello, Stay in the apartment was very nice and well placed near the metro and the Colosseo. People was very friendly, they left some drinks and a typical cake for us in the kitchen. Beds are comfortable and clean and we had a very pleasant stay in Rome. Maybe we missed a bigger living room to stay all the people together, but we stayed in the apartment mainly for having a shower and going bed. Thanks and regards,

Somos un matrimonio con tres hijos y nuestra estancia en Roma ha sido estupenda. Muchas gracias a Paola, Umberto y Marco por su hospitalidad y simpatía.
El apartamento es magnífico, completamenete equipado, con aire acondicionado que se agradece despues de pasear bajo el sol de Roma, y sobre todo esta muy limpio.
Además está muy bien situado, próximo al Coliseo y con una parada de autobus justo enfrente de la puerta con lineas que acercan a las principales atracciones de la ciudad (Piazza Navona, Vaticano, Trastevere). En fin, nos alegramos de haber hecho esta elección tras leer los comentarios de otros huespedes y esperamos animar a los que esten planeando pasar unos dias en Roma en plan familiar.

Everything was perfect:It was clean,not a noisy appartment,the cake when we arrive,the oil,salt,tea,coffe etc for us and of course the kindness of Paola and her husband and her sister in law.

My family and me stayed in this apartment for a week and we were delighted that we chose it. The whole apartment was extremely clean, well- supplied and the bathrooms seemed to be recently refurbished. The three bedrooms are also spacious and comfortables. It is centrally located (10' walking to Coliseum area and 20' to Termini station) and near to a metro station. The owners, Paola and Umberto, are extremely helpful and welcome us wonderfully. It's ideal for families or a group of friends.
I'd stay here again without a doubt.

the apartment in Via Labicana 16 was perfect. The owner familiy Ubaldini gave us a very warm welcome. The apartment was well-equiped and tastefully furnished. Everything we needed for breakfast was there, such as coffee, jam, milk, also some bottles of mineralwater and a delicous cake. The school we went to was in

walking distance in Via Marghera. The bus stop and the metro are only a few steps away which is very convenient. We couldn't have booked anything better. The

apartment was home for us for two weeks. We can highly recommend it to everybody who wants to rent an apartment in the heart of Rome.

We (six friends) stayed at 16 Labicana for a week prior to taking a 2-week cruise Sept 26/09. Even with the luxury and pampering of a major cruise, our fondest memories are of our week in Rome.

On our arrival, we were delighted to find an immaculately clean, quiet and central apartment at 16 Labicana. Mr. Ubaldini greeted us on arrival, showed us around the apartment and showed us how the kitchen appliances and individual bedroom air conditioners worked, and told us where to find groceries and services in the area. The late night snack and drinks provided to tide us over until the next morning were greatly appreciated.

The apartment has 3 big bedrooms, two fully-equipped bathrooms, a small but effective kitchen, and a small eating area that was very cozy with 6 adults, but still workable. We ate all of our breakfasts there, and could have eaten suppers there also, but this IS Rome, and eating out is part of the experience.

16 Labicana is in a secure and quiet building on Labicana just west of Via Merulana (the street that joins the big Vatican Basilicas of San Giovanni in Laterano and Santa Maria Maggiore). Modern windows are extremely effective at keeping out street noise. You will still hear some sirens - a major hospital is just around the corner.

The location is extremely central and handy. The Colosseum and Santa Maria Maggiore are each 10-20 minutes walk away (depending on how much sighseeing you do on the way, gelato stops, etc), San Giovanni in Laterano is a couple of blocks away, as is the Manzoni Metro stop, and major bus routes stop right in front of the door.

Paola Ubaldini lives a block away, and was always helpful with any information requests we had, including the advice on taking the #571 bus from in front of our door to go to St Peter's Square (the St Peter's stop is just after a tunnel, a couple of blocks after crossing the Tiber River).

A few hidden gems (in addition to the obvious big tourist draws):
1) Santa Prassaede church, just before Santa Maria Maggiore. A little hard to find, it is entered by a small door in a seemingly faceless wall on a side street. Amazing mosaics, not only over the altar, but wonderful ninth-century moasics in a small side chapel. Be sure to insert your 50 cents to light the chapel up for photography
2) Ostia Antica Roman ruins of the 2000-year old former port, with wonderful floor mosaics, and blissfully uncrowded. Take the Metro 2 stops fron Colosseum to the Pyramide station, and transfer (same ticket) to the Lido commuter train, get off at Ostia Antica station and walk across the pedestrian overpass.
3) Capitoline Museums - we liked this better than the Vatican Museums - less crowded, more space for the exhibits. More sculpture-oriented than paintings, but that is our personal preference
4) Lunch at the cafeteria atop the Vittorio Emmanuelle Monument, overlooking Trajan's Markets and towards the Colosseum
5) The big Michelin Rome street map (#38). Not a sight, but great for planning the day's touring, or to just wander and change your route at whim without getting unduly lost. Or, as I read on one T-shirt, "Get Lost, and ENJOY it!"
